Real Estate Market Report for Addison, TX:  June 2022

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 10, as compared to 12 last month.  Nine are pre-owned and 1 is new construction at Addison Grove. Currently for sale, there are:

  • 3 single family homes (ranging in price from $495,000 - $599,000)pool
  • No half-duplexes
  • 3 condos ($245,000 - $440,000)
  • 4 townhomes ($487,000 - $1,350,000)

Four of the 10 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced or are incomplete new construction. Two of these available properties are townhomes that are very close to the DART Rail Line that is under construction nearby and one is incomplete new construction.

The average number of days on the market for the “active” status, pre-owned homes is 82 days, as compared to 72 last month. The median number of days on the market is 7 days, compared to last month’s 28 days.  The $1M+ townhomes are skewing the numbers.

Twenty three homes came on the market in Addison, TX in June, and there were just 16 new listings the previous month.

Properties Scheduled to Close

There are 28 homes in the pending status (waiting to close), as compared to 22 last month.  Fifteen of these are incomplete new construction townhomes at Addison Grove.

 

 June Sales

There were 10 closings this month, compared to the 12 last month. The average list price to sold price ratio is 106.9%, up from last month’s 105.9%.  Only 2 properties sold below asking price, and the remaining sold for more than asking. The highest was 120.3% over list.

Pre-owned homes: The median number of days on the market was 6 days, while the previous month the median was 4.  The average number of days on the market was 8 days. The range in June for the previously owned homes was 2 days to 20 days. The average price per square foot of all previously owned homes sold is $265.41, up from last month’s $248.76 average.
