These statistics do not include private sales, mobile homes or multi-family housing (the numbers are derived from the MLS and believed to be accurate when reported but are not guaranteed).

Carlsbad Village by the Sea

 

127 homes sold in Carlsbad in June (92008, 92009, 92010 and 92011), 7% more than in May. Here are the specifics:

 

Single Family Homes Sold
80 (up by 18%); 12 Average Days on Market; Average Sales Price was $1,889,250 (up by 4%); Average Sales Price was 103% of original asking price.

Condos, Townhomes & Duplexes Sold
47 (down by 4); 11 Average Days on Market; Average Sales Price was $985,390 (down 5%); Average Sales Price was 103% of original asking price.

 

Overall Carlsbad home sales in June rose from May. There were significantly more single family home sales, but fewer condo, townhome and duplex sales. The average sales price rose for single family homes, but decreased for condos, townhomes and duplexes. Sales prices in June ranged from $450,000 to $3,400,000. Marketing time was longer for single family homes at 11 days, but was the same as last month for condos, townhomes, and duplexes at 11 days.

 

Compared to June 2021, there were 31% fewer sales of single family homes. And 15% fewer condos, townhomes and duplexes sold in June 2022. The average sales price year over year was 25% higher for single family homes (median price was 20% higher), and 29% higher for condos, townhomes and duplexes (median price was 22% higher) in June 2022.

Plenty of buyers decided quickly to tour homes and submit successful offers. However, almost half the homes (46%) were pending in 7 days or less! As a result it’s important to be ready and make quick decisions to compete successfully in today’s Carlsbad housing market!

 

Many Carlsbad buyers negotiated their home purchases, however 54% paid over asking price for their homes! This is a good indicator of competition, and important to remember for an offer strategy!

 

The median sales price for single family detached homes was $1,730,000, down 1% from May, and was $870,000 for condos, townhomes and duplexes, which was 1% below last month.

 

There were 11 homes in Carlsbad at the end of June with an Active Under Contract status, compared to 12 last month. These homes are technically still active but may not allow further showings or accept more back-up offers. They are included in the statistics below.

 

Inventory at the beginning of June (231) was 55% higher than that of May, and more good news for buyers. List prices range from $465,000 to $14,950,000. The Carlsbad inventory remains limited relative to demand, but the improvement in June was welcome.

 

There is a 1.6 month supply of condos, townhomes and duplexes (up from 1 month last month), and 2 months for single family homes (up from 1.4 month last month), based on the rate of sales over the last 3 months. Carlsbad continues to be a very strong sellers’ housing market.

 

In June 175 new listings came on the market, compared to 169 last month. In contrast 71 homes went pending (excluding homes that closed), down 44% from last month.

Based on your Carlsbad market report,  it appears that the market has not shifted as of now.  I will make an assumption that summer is a strong market for your area. In Sedona, summer is slower than spring, fall, or late winter.

That's appreciation year over year I never expect to see here in our Ohio market!  What is similar is the best of the best homes still move very, very quickly.  It's critical to have a knowledgeable local real estate agent such as yourself when someone is buying or selling a Carlsbad CA home.

We are seeing more price reductions although the number is modest. And inventory is up, and better than what it was last year at this time but less than 2 years ago. Lots of vacationing in the summer typically but the market has not beet typical the last couple of years and demand is pretty strong right now.
