Recession: Based on current indicators it is very likely we will see a recession in the next year or so. 1st quarter GDP is already an indicator as is the inverted yield curve. While Recession can be a very bad word for some industries it is historically good for Real Estate. A recession has NEVER caused housing prices to drop, in fact, housing has increased in value during recessions. Another bonus: Rates will come back down if we go into a recession which will make housing more affordable and offer your current clients the ability to refinance soon. So, if you hear your clients mention the “R” word you can let them know the benefits of buying now- continued appreciation and the strong possibility of lowering their mortgage payment with a refi. Building equity for yourself is much better than paying your landlord’s mortgage!
Housing prices: It is going to take a few million extra housing units to magically appear to satisfy the demand, because of this pure supply/demand issue it is very unlikely prices will drop. Yes, it will normalize and in some markets it may settle just a little, but there will not be a bubble pop w/o excess inventory.
WINE TIP: Everyone has liked this more than the “mortgage fun” so I’m sticking with it! I don’t drink a lot of wine in the summer, but if you are a fan of dry whites a good choice would be a dry Riesling, and we have some East Coast Rieslings that will stand up to some major German producers. Try Hermann Wiemer Vineyards in the NY finger lakes, you will be pleasantly surprised… pair it with some fresh oysters.
