Raintree neighborhood in south Charlotte with over 1,700 homes is a perfect example of how low listing inventory remains throughout much of the Greater Charlotte area, resulting in ever increasing home prices and list to sell ratios.

 

RAINTREE SINGLE FAMILY HOME SALES

Just 11 single family homes sold in Quarter 2 - 2022, one more than in the same quarter one year ago. 17 homes were listed for sale, which was seven more than in the same quarter one year ago.

 

The lack of inventory to meet demand for Raintree homes drove average home sale prices up by 25.5% and median home sale prices up by $19.9%. Average days on market were 10 days compared with 9 days in the same quarter one year ago. Median days on market were just four days. Average sale price in Quarter 2 - 2022 was $619,436; median sale price was $565,000 (up $30,000 over Quarter 1 - 2022). Home sellers received an average 104.2% of list price in final sale price. Median liar to sale price was 105.0%. Home sale prices in the Second Quarter 2022 ranged from $460,000 to $875,000.

 

As the Second Quarter 2022 ended, Raintree had two single family homes actively listed for sale and three homes under contract.

 

RAINTREE TOWNHOME & CONDOMINIUM SALES

Townhomes and condos in Raintree remained in relatively short supply in Quarter 2 - 2022. The neighborhood saw 11 closed sales and 13 new listings in the Second Quarter 2022. This compared with 11 sales and 17 new listings in the same quarter one year ago. Average days on market decreased to six days from nine days, year-over-year and month-over-month. Median days on market were just two.  

 

Average sale price in Quarter 2 - 2022 for Raintree townhomes and condos increased 22.8% to $305,921. Median sale price increased 13.4% to $277,500. Home sellers received 104.2% of list price, on average, in final sale price (1% more than in Quarter 1 - 2022). Median list to sale price was 105.4% (2.6% more than in Quarter 1 - 2022). Townhome and condo sale prices ranged from $195,000 to $425,000 during the Second Quarter 2022.

 

At Second Quarter 2022 end, no townhomes were listed for sale and five were under contract.

Raintree Neighborhood in Charlotte, NCRaintree is an 1,100+ acre neighborhood with over 1,700 single family homes, townhomes, and condos, containing separately managed "sub-neighborhoods." Raintree includes the communities of Deerpark, Williamsburg, Timberidge, Raintree Lakes, Raintree Greens, Crestview, Cricket Lake, Golfview, Greenview Terraces, Kensington, and more.

 

Raintree homes were built primarily during the 1970's and 1980's. You'll find home styles that include traditional one and two story homes, contemporary style homes, ranch homes, split level and split foyer homes, A-frame homes, basement homes, as well as townhomes and condos. There's even a circular home in Raintree. Home sizes range from under 1,000 square feet to well over 4,000 square feet. Home prices range from the $200,000's to over $700,000.

 

Raintree Country Club In Charlotte, NCBuilt around the Raintree Country Club and Golf Course, many homes back up to the golf course or to one of Raintree's numerous lakes or ponds.

 

Celebrating its 50th Anniversary in 2021, the Raintree Country Club offers 36 holes of golf with a north course and a south course, driving range, tennis courts, pool, fitness center, and a clubhouse with dining facilities. Initiation fees are waived for many of the homes in Raintree. 

 

Schools Serving Raintree Residents

Some of Charlotte's most highly rated public schools serve Raintree residents, including Providence High School, JM Robinson Middle School, Olde Providence Elementary School, South Charlotte Middle School. Top private schools, such as Charlotte Latin, are also nearby.

Providence High School is rated #14 in the top public high schools in the Greater Charlotte area. It is also rated #3 out of 87 Charlotte area high schools by niche.com as "best college prep public high school."  JM Robinson is rated in the top 10 public middle schools in Mecklenburg County by niche.com, while South Charlotte Middle School is rated #11.
