Commission-Baited Breath Stinks!
Recently, in the Q & A, Will Hamm asked about how many touches agents made each day and how. Some may phone daily or weekly, others practice a once a month routine or send out mailings to remain top of mind.
There is no right or wrong way to retain or bring in new clientele, unless it egregiously interferes with established real estate relationships. Some agents are ultra-aggressive, marring or crossing ethical lines to gain more business at any cost. Many think they'll never get caught or be reported.
Some Examples of Commission-Baited Breath:
- A fellow member bypassed me on FB, directly private messaging a friend who asked for an agent referral to buy a house in her area. Friend contacted me. I confronted agent and, of course she denied it!
- Buying a cell phone roster of unknowing consumers, then failing to scrub the list and ends up calling under contract clients aligned with local agents. They continue, until a discussion to stop is warranted.
- Agents that talk to buyers and sellers already working with an agent, whispering sweet nothings, making over-the-top promises to encourage them to cancel the signed agreement and go with them.
Commission-Baited Breath must stink to high heaven, maybe a little like a snake oil salesman and rotten sardines mixed with 💩. Thankfully, I've never had it or will get it because of excellent business hygiene habits!
