10 homes sold in Hunter Oaks in Quarter 2 - 2022, eight fewer homes than sold in quarter two one year ago. Hunter Oaks had 10 fewer listings in Quarter 2 - 2022 than in the same quarter one year ago. No doubt, this contributed to the lower number of homes sold.


Average home sale prices were up 28.29% compared with the second quarter in 2021. Median sale prices for Hunter Oaks homes also increased 22.49% year-over-year. Average sale price was $741,250. The median sale price was $727,000. Home sale prices ranged from a low of $565,000 to a high of $976,000 during the second quarter.


On average, sellers received 109.0% of list price in sale price during the second quarter 2022 and 109.2% on a median basis. Compared with the first quarter of 2022, average list to sale ratio increased 4.1% and median list to sale ratio increased 7.1%.


Average days on market were 7 compared with 9 days one year ago. Median days on market were just two, down 25% year-over-year.


At the end of the Quarter 2 - 2022, three homes were listed for sale in Hunter Oaks and three homes were under contract. For a community with some 1,000 homes, inventory remains razor thin and Hunter Oaks home sellers remain in the "driver's seat."

I know what you mean. There are areas here agents wouldn't go to that are now very hot. I've been selling in those areas since I started. Because we do have so many people relocate, I think it is important to know the different areas and assist them with finding the one they love.

And we are certainly not seeing listings sell in one or two days. But we are still short on inventory compared with demand... so home prices continue to increase and in high-demand neighborhoods it's a high list to sale ratio,

George Souto hi George... I see our market slowing down a bit in terms of price acceleration and days on market, but I don't see it becoming a balanced market this year. We were in a seller's market several years before the pandemic and I suspect we will remain so for a while. The pandemic just made it a crazy seller's market! :)

Kathy Streib hi Kathy... I suspect as time goes on in-demand neighborhoods like Hunter Oaks will see price appreciation decelerate a bit and days on market increase. However, with the demand for homes in top-rated school districts, I don't see demand decreasing or inventory increasing very much.
