How is the Real Estate Market in Pearland TX

Everyday, I have homeowners in the Pearland and Friendswood TX area ask me about how the real estate market is doing and if now is a good time to sell or buy a home.

Let’s take a dive into what the Pearland Real Estate Market is doing and talk about why it is a great time to sell your house, as well as to buy a house in the Pearland area.

As of today,
Jul 11, 2022 shows Pearland has 186 single family homes for sale with an average DOM (days on market) of only 26 days…with an average FOR SALE price of $452,428 with an average price per square foot price of $169.27.  

Looking at the entire market of Pearland, the data shows that the month of June had a total of 390 total new listings with 174 single family homes under contract. The Pearland area had 207 single family homes SOLD and closed in June of 2022.

Looking at the year over year numbers in the Pearland real estate market, you can see that in June of 2021, Pearland had 384 homes for sale vs 390 this year. And it had 205 single family homes under contract vs 174 single family homes in June of 2022.

What does this really mean to the average homebuyer or home seller in Pearland? It means we have a healthy real estate market and we are still in a sellers market. So, NOW would be a great time to sell your house for maximum profits. And if you are buying a house in the Pearland market, now is also a good time to buy. Real estate prices have NOT declined in the Pearland TX market in the last 10 years and I don’t see them dropping anytime soon. Pearland has more people moving here than it has houses for sale. It is simple supply and demand.

Looking at supply and demand numbers in the Pearland TX real estate market, you can see that the FOR SALE numbers are on steady increase for the last 3 months, but you can also see that as more single family homes come on the market in Pearland, the more we sell.

One of the key indicators we look at to see what pricing MIGHT do is the “DAYS ON MARKET” (DOM).
In Pearland, the DOM are not really moving much and holding steady with an average of only 14 days! And as you see, Pearland’s MSI (month's supply of inventory) is up to 1 month…YIKES! This tells us that we have a few more homes to sell in Pearland and homebuyers should have a better choice of what it is they are looking for.

Looking at the numbers, the sales absorption is growing ever so slowly - meaning we have more single family homes to look over before we make an offer to purchase your dream home!
