Inventory remained thin in Baxter Village during Quarter 2 - 2022, resulting in higher home prices for both single family homes and townhomes. While days on market increased, the list to sale price ratios also increased year-over-year and quarter-over-quarter. Baxter Village home buyers clearly were prepared to pay a premium for a home in this neighborhood during the second quarter.

 

Baxter Village Single Family Homes

22 single family homes sold in Baxter Village in Quarter 2 - 2022, six fewer than in the same quarter one year ago. Baxter Village had 28 listings for sale in Quarter 2 - 2022, six fewer than in the same quarter one year ago. 

 

Average days on market, increased to 25 days from 16 days compared with the same quarter one year ago. Quarter-over-quarter average days on market increased 10 days.

 

Average sale price for single family homes in Baxter Village in the Second Quarter 2022 was $721,905, up 21.65% year-over-year. Median sale price was $707,000, up 22.96% year-over-year. Quarter-over-quarter, the median price of a home in Baxter Village rose $17,000. Home sale prices ranged from $455,000 to $1,050,000 during Quarter 2 - 2022.

 

On average, home sellers in Baxter Village received 103.1% of their asking price during the Second Quarter 2022 (up 0.9% over the previous quarter). Median list to sale price in Quarter 2 - 2022 was 102.7%.

 

At second quarter-end 2022, three homes were listed for sale in Baxter Village and five homes were under contract. For a community of some 1,400+ homes, inventory remains tight resulting in higher home prices and a higher list to sale price ratio.

Baxter Village Townhomes

Seven townhomes sold in Baxter Village during Quarter 2 - 2022, one fewer than in the same quarter one year ago and four more quarter-over-quarter. Baxter Village had four townhome listings for sale in Quarter2 - 2022, three fewer than in the same quarter one year ago, but seven more than in the most recent previous quarter.

 

Average days on market were 24 days; an increase of 21 days compared with the same quarter one year ago and an increase of 11 days quarter-over-quarter.

 

Average sale price for townhomes in Baxter Village in the Second Quarter 2022 was $433,929 up 31.16% year-over-year.  Median sale price was $425,000, up 27.82% year-over-year. Townhome sale prices ranged from $410,000 to $470,000 in the second quarter 2022.

 

On average, townhome sellers in Baxter Village received 106.4% of their asking price during the First Quarter 2022. This is a full one percent higher over Quarter 1 - 2022. Median list to sale price ratio was 106.8%.

 

At second quarter-end 2022, one townhome was listed for sale in Baxter Village and three townhomes were under contract.

I'm surprised to see that at Fort Mill's Baster Village the average days on the market increased some. But the number to care about more is the increase in the sales prices and that's great news!

Endre Barath, Jr. hi Endre... the days on market vary greatly throughout the Charlotte region... in some cases they are substantially down. In others, they are somewhat up. There seems to be no rhyme or reason. And people are still paying over asking price to "snag" a home.
