YouTube Thursday, ways to guarantee your YouTube video channel grows big and strong.

This past week's Active Rain ZOOM call was all about real estate video. Thank you to the AR members that took the time to beam in and share. Everyone in the ZOOM room contributed lots of tried and tested personal video channel experiences. youtube video channel

Confessions on trial and errors, the successes from the Active Rain ZOOM crew using video were very honest. What was shared helps shape this post.

This YouTube Thursday blog post covers some best practice habits to apply to your own real estate video channel.

Consider today is the day, ground zero and you start your real estate video channel. (Fingers intertwined, pushing out and cracking sound happens like a safe cracker getting mentally prepared). Brand new, nothing uploaded yet, your video channel is a wire frame skeleton white canvas container ready to develop. 

What's next? Think customer. Make believe you are out in the wild blue yonder audience. And you are busy, tired, low on time. Not in the mood to spend lots of precious time on a real estate video channel that does not deliver quick and easy. 

What is the purpose, who are you targeting to help out in the video audience?

You and I have all suffered through those off the cuff real estate agent video productions shot down and dirty without much thought. The obvious nervousness is broadcast loud and clear.

The guy and gal out in the audience flits from the channel feeling hungry for information they thought would be delivered hot and ready.

And if you want video channel engagement, study your analytics and the numbers and bar charts tell the tale. Have you got your ears on, remember when rabbit ear antennae worked better with tinfoil and when played with a little?

The purple bars tell the back story on your video channel's  audience viewing habits.

Knowing when the audience segments are online to time the upload for the meet up is all part of the video learning curve timing. But what you upload can't just be me me look at me and I'm the greatest... just run everything through me.

In our ZOOM group confessional this week, a common theme was I don't feel comfortable parked in front of the blinking red light camera.

It is torture trying to be informative, light and bright creating these videos feeling "deer in the headlights". 

So the solution? Some who set up their real estate video channel simply stopped any more activity. All or nothing happened. Too painful and years have gone by with nothing added to attract and build a channel audience. They just launched their channel without thought of who is this for and what would I need if I were them. 

Turn the real estate video camera around.

Get behind it. Push the property instead of trying to pull the audience into a talking head that we all sense is very very uncomfortable. And like the Talking Heads song reminding if I have nothing to say, then why say anything at all?

Put the property listing, your community in the video frame. Just like we did shooting black and white, click, pull out and wait for the development real estate image exposure years ago.

Think of all the brand new to your area real estate audience customer video segments.

They wantreal estate camera someone local who knows his/her way around the area to be their friend. To provide the local insider tips and advice on what's it like in your hometown.

Show them the skinny, provide them the short cuts that only you the local professional who lives in your burg can do so well.

You are there, they are not.

Capture the local parades, the festival events, the what do you do for fun in your down time where you list, market, sell real estate.

Start shooting real estate property listing videos after that to upload to your YouTube channel. But start first for the why do you live where you do? What keeps you here? What do you love about your area of the spinning blue and green dot on the planet?

Serve up real live full motion video with natural audio. Not a slide show of the same images but no gyrating and with a tinkling ivories filler sound bed. The busy real estate buyers has already eyeballed the same images and you wasted the audio component of real estate videos.

Take them to the property... you do show homes and other properties right?

Don't be on camera... get out of the way and give the audience members the tour from behind it.

Not just the inside but all four corners outside of the home. Down in the cellar, give them the full tour. Show them the yard, the street scene and weave in conversational audio about this home is only two blocks from Middleburg Elementary or four blocks from General Hospital, Wally World.

If the seller is up for it, ask them a question they narrate the answer to on camera or with a "B" roll of the property listing feature pan. Let them help tell the story.

Here's an example of how an "in the background but part of the video seller" helps you with the real estate marketing by adding their personal experiences. 

TIP Put a card or end screen in your video listing all the local bank lenders, their names, phone numbers and email contacts to save your video channel audience time. Or link to more videos so the viewers, listeners stay on your channel.

Why is the location convenient and going to save the future buyer time, gas and frustration?

home for sale photoAs you pan the four sides of the home's exterior, explain the roof is two years old, the heating system just installed. The driveway is getting re-surfaced next Monday, etc.

The audio is 40% of the video experience and your home buyer appreciates you sharing the property listing details. 

What's the property like, tell me about the community, mention you can help lining up local bank mortgage lending, etc as the home is showcased.

You have to learn to edit your YouTube channel videos.

Too many long and drawn out real estate videos are bogging down YouTube video channels out there. Galloping through and fiddling for light switches, bumping into furniture and gyrating through an obviously unfamiliar home setting.

If you set up each shot and capture them one by one, your real estate video will look more professional.

Also the roller coaster tour up and down and tilting sideways will be missing. Your viewer won't be hanging on for dear life and developing vertigo. 

Turn on interior lights, thinking about each room's video loop before firing up the camera.

If it is darker than the inside of a cow as you tour the dim shadowy home listing you want to sell, that's not the impression you want to share.

One more point to hit on this YouTube Thursday tips and tricks for your real estate channel. 

From our ZOOM meeting this week, it became clear that many thought of theactiverain zoom meeting video channel as having to be the agent only sharing lots of top level real estate knowledge. Wanting to be branded and recognized facially. 

Many think being a broadcast announcer is the role they have to play.

You are a real estate agent or broker not a news anchor. Be helpful. Give the audience local community information, zero in on a story to tell about each new property listing. The audience will remember your helpful information not the color of your eyes or way you comb your hair. 

You can still look and sound sharp, witty, warm and friendly like an announcer that will come as you get your sea legs and experience.

Unlike the announcer who says before the commercial break "we'll be right back, don't go away" and smiles, you don't share the World wide news day in and day out.

But you sure know your local area better than anyone because you live, work and play where all the real estate listings for sale are located. Be that person that is helpful to the real estate audience member on your YouTube video channel.

Hi Andrew- love the presentations that you share with us and agree with everything you say. I can remember one of the first agent videos I saw and they did everything you said not to do. They began the video at the back door of all places and pointed out to us the obvious "this is the kitchen."

I enjoyed watching your video - it's calm, purposeful, and full of information.

The issue for me is the editing. I can do a simple 45-sec video but once I've recorded the sellers' voices, and my own, knowing how to add that properly - it's too much. I will have to scour YouTube itself to find videos on editing.

If you shoot in sequence it helps Margaret Goss and start with short local community videos where the event is the audio... nothing for you or seller in the beginning to worry about editing!
