If you happen to be a parent, you know how your kids will talk to other family members and not you or did you ever confide in other people besides your parents? Your clients talk to me! Their number 1 complaint? They feel "out of the loop". Talk to them. If they can do something to improve the chances of setting showings or having successful showings, they really do want to know. I've also seen many houses on the market that have signs that are hard to read from the street or that have blurry or poor MLS pictures. Pictures are often what you see first that make you want to show a property to your client. Those pictures provide your first impression and whether you realize it or not, your impression is very important to your client. They've developed a trust with you that you understand what they want or need. Talk to them about Home Staging so they know you're "on board". If you do not include Home Staging as part of your listing package, urge them to set aside a specific amount just for that. After a house has been staged, urge them to keep the house clean and uncluttered for smooth showings. The MOST important suggestion I could possibly make is to assist your client in detaching emotionally from the property. They need to change their mindset of thinking that this is their home and recognizing that it's now a commodity-a house. If you are helping them purchase their new home as well, focus on that and what the future has in store. There is nothing wrong with memories, but if they can't let go, they will make it difficult for buyers...and for you.

Your first post brings up a great point about people's attachment to things, especially homes. For many, the home becomes a creative outlet. They've customized it and placed some amount of identity into it. It is a challenge to try to change that mindset, as you mention.

Kylah, that emotional detachment part is hard for sellers. That direct connection between their wallet and heart is strong. I do find that staging can help bridge that gap. As a “Springs” broker I look forward to working with you in the future.
