Here we are at the halfway point of home sales this year...and my, how the market has changed since January! Primarily regarding the higher interest rate. There is still quite a bit of demand though, and prices are still rising. Let's take a look at last month's stats first for Brookside, using the primary zip code of 64113:

The highest sale last month (and so far for 2022) was $2.85 million, which was $101K over the list price! The lowest closed price was $340,000. Final sales prices were about 3% below last June.

Overall, buyers are still paying just under 4% over the asking price; and home values are up 6.74% compared to the first half of 2021. We've had fewer sales this year; most Brookside houses are still going under contract within 48 hours of listing.
