Is ANYTHING Unusual In Real Estate?

As Joe says: "Even things that should be unusual are normal here". Doesn't that about sum it all up for us involved in Real Estate? It's pretty unusual when we are surprised.

In my semi-retirement I see much less "unusual" as a closing notary then I did as a RE Broker. I've never seen anything like the home above BUT I am doing an unusual closing tomorrow, unusual for a mobile Notary. I will be working with four sellers and two buyers. Remote Notaries seldom work with both parties.

Bob I can tell  you stories.... seller was in Canada during the Pandemic Shutdown... met Traveling notary at the border and signed  funny details to be left out... Seller was in London, making appointment with US Consulate 4 weeks delay of closing... Seller was in the Philippines signed at the US Consulate two week delay of closing............. ENdre

Now that's an interesting photo, Bob. I actually once sold a townhome requiring signatures from six parties (husband, wife, and each of their parents who helped them buy that home when they were newlyweds) + two buyers.

That is an amazing story Endre Barath, Jr.  I can relate to running up to the boarder for a Canadian signer. On the same hand I have had Canadians zip down here and zip right back... one last Winter came down despite upcoming blizzard warnings. She got here in plenty of time (a local canceled out of fear of the blizzard) and she raced the blizzard home staying just a head of it. I am glad that you recognize that us lowly Notaries do work hard (on occasion) Endre.

Funny you should bring that up Nina Hollander, Broker . I am supposed to be at a signing this morning with 4 Buyers (brothers), 2 Sellers, and an uninterested witness. The signing is 60 miles away and I told the title company I needed the docs last night if I was going to make this work. I was supposed to print and review docs before leaving for the signing. Docs not received last night so I cancelled my part of the signing.

I have specialized in the unusual as a agent getting started (I also had a history of working the unusual when I worked in finance too). I am now trying to work with much more vanilla sales. I have worked with Income Restricted Co-op's- some of which have income restrictions up to $333,500/year for 2022. There is an income restricted co-op near my home- where apartments can sell for over $2 million. Others have had sublet restrictions for a condo. I haven't sold in a land lease co-op, but I know of a really great one and lots of risky ones. We have all sorts of strange purchase structures here. Oh yeah, there are the tax abatement properties too. My condo has property taxes of less than $4/ month (not a typo) for the first 20 years of ownership...in Manhattan!!!!

Thanks. I will also be launching my podcast in about a month. The podcast will cover two areas - the first is more generic to buying and selling in NYC (which is very different than the rest of the nation). The 2nd area is more neighborhood specific- Upper Manhattan, where my business focuses on- which includes part of the Upper West Side, Central Harlem, Morningside Heights (home to Columbia University), Manhattanville, Hamilton Heights (which includes Alexander Hamilton's estate), Washington Heights , Inwood and East Harlem.
