One of the best ways to build equity is to improve the home each year you own it. Every year, have a plan to bring one room or element of your home forward to current styles. Paint to current colors. Replace floors. Change your windows. Break it into smaller chunks if necessary. But keep improving through the years. Kitchens can be divided into appliances, counter tops, and cabinets. Bathrooms can be upgraded with sinks, faucets, tile, and flooring. New tubs & shower installations can really help. Change lighting fixtures in halls and bedrooms. Outside you can update landscaping, add extra patio space with pavers, or if you can afford it, pour concrete. Outdoor kitchens can be a great resource, and don't have to be expensive.
