For those of you who might not be aware of yet. Today marks the start of the new state license that is in effect for builders and contractors in the state of Georgia. If you are a builder or contractor and have not been grandfathered in or taken the state licensing exam then you will not be able to pull any permits to start a new construction project. This could prove to be even more tricky for the contractor who has started a project and still has not acquired a license. The state of Georgia has stated that no C.O.'s will be given to unlicensed contractors. This is a controversial issue that may or may not be ironed out in time to affect you and your projects.
If you are a home buyer or a REALTOR you may wonder how this could effect you? Lets say that you have a new house under contract. The contractor was able to pull the permit to start the project, but with the new license law in effect, the contractor will not be able to receive the C.O. ( certificate of occupancy ) if he is not licensed yet. This could delay closing until the license is obtained even if the house is completed. The best way to find out about the new license or a contractor that may be building, is to contact your local building and inspection department or the Secretary of State in Ga.
Contractors were able to start projects prior to today, but will not necessarily be able to receive the C.O.
Stayed tuned to see how this plays out.
If you are a Realtor or home buyer that is involved with a pre-sold or buying a house under construction, I would like to here your comments about how this could effect the outcome of your contract.
