Real Estate Market Report for Addison, TX:  July 2022

 

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 18, as compared to 10 last month.  Eleven are pre-owned and 7 are new construction at Addison Grove. Currently for sale, there are:

  • 5 single family homes (ranging in price from $450,000 - $2,600,000)Dog Days of Summer
  • No half-duplexes
  • 2 condos ($412,000 - $465,000)
  • 11 townhomes ($487,000 - $1,350,000)

Four of the 11 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced or are incomplete new construction. Two of these available properties are townhomes that are very close to the DART Rail Line that is under construction nearby and 1 is incomplete new construction.

The average number of days on the market for the “active” status, pre-owned homes is 80 days, as compared to 82 last month. The median number of days on the market is 19 days, compared to last month’s 7 days.  The $1M+ townhomes are skewing the numbers.

Just 13 homes came on the market in Addison, TX in July, and there were 23 new listings the previous month.

Properties Scheduled to Close

There are 27 homes in the pending status (waiting to close), as compared to 28 last month.  Sixteen of these are incomplete new construction townhomes at Addison Grove.

 

 July Sales

There were 16 closings this month, compared to the 10 last month. The average list price to sold price ratio is 102.9%, down from last month’s 106.9%.  Only 3 properties sold below asking price, and the remaining sold at or above asking. The highest was 109.8% over list.

Pre-owned homes: The median number of days on the market was 8 days, while the previous month the median was 6.  The average number of days on the market was 16 days. The range in July for the previously owned homes was 1 day to 62 days. The average price per square foot of all previously owned homes sold is $259.42, down from last month’s $265.41 average.
