The Value of a Certified Divorce Real Estate Expert (CDRE)

By
Mortgage and Lending with CMG Mortgage, San Diego, CA NMLS 259027

A Certified Divorce Real Estate Expert (CDRE) is a Realtor who has passed the Ilumni Institute's rigorous certification program. This program is application-only, and is taught by a faculty of Family Law Attorneys, Mediators, Certified Mortgage Professionals, and Real Estate Experts, with Judicial Officers as guest speakers.

All CDRE's follow the following Code of Ethics:

  • Maintain an active Real Estate License
  • Have no disciplinary actions against their Real Estate License
  • Adhere to the National Association of Realtors code of ethics at all times
  • Be an active member with the National Association of Realtors
  • Be respectful and collaborative with fellow CDRE's
  • Teach and educate the Family Law Community
  • Not engage in dual agency in a divorce transaction
  • Maintain an arm's length distance between clients, buyers, escrow and cooperative agents in a divorce transaction
  • Have no vested interest in the purchase of divorce properties for personal use
  • Not represent one party in another transaction without the other party's consent
  • Not allow the sale to be more important than the family's best interest
  • Not receive nor give referral fees or "kickbacks" for attorney referrals
  • Not take a listing outside of one's scope of expertise
  • Maintain clients' confidentiality from the general public

In short, the vast majority of Realtors have not been formally trained in handling the complexities and nuances of divorce when accompanied by the buy/sell of real estate. Without the advanced knowledge of how to mitigate the logistics of divorce real estate, the consumer is often underserved.

Among the courses a CDRE must successfully complete, includes:

  • The Landscape of Divorce Finance
  • Introduction to Divorce Court
  • The Ethics of Certified Divorce Real Estate Experts
  • Communicating as a Neutral Expert
  • How to Sell a House in Conflict
  • CDRE Fair Market Evaluations

CDRE's are taught primarily by the following Faculty:

If you are a Divorcing Homeowner or a Professional who assists Divorcing Homeowners (i.e. Family Law Attorney, CDFA, CFP, CPA, Mediator, etc.), it is highly recommended that you contact a CDRE to insure you are putting your trust in a trained professional.

CDRE's are highly trained to be part of the "divorce team" when collaborating with Divorce Attorneys and other professionals dedicated to ethically and competently assisting Divorcing Homeowners.

Please note that CDRE's do not provide legal or tax advice.

Interesting subject, having gone through a divorce myself in the last few years, even as a Realtor myself, I would have appreciated some advice on the future and what to expect. I think this is something I will want to look into more, not that many of my clients have been getting divorced.

Thank you for your comment Nick. I recommend visiting www.ilumniinstitute.com and click the "Schedule a Strategy Call" button in the upper right hand corner. I can say without hesitation that if every divorce-related escrow had a CDRE and/or CDLP assigned, these cases would go much smoother. Simply put, we often don't know what we don't know when embarking on new dynamics within the real estate and/or mortgage industries.
