It's Still A Home Seller's Market In The Charlotte RegionIt's still a seller's market in the Greater Charlotte area. Through the second quarter 2022 and July, it appears that the Charlotte real estate market bucked national trends. Many of our neighborhoods are still seeing record gains in home sale prices, median list to sell ratios of 100% or more, and fewer days on market. We continue to see limited inventory in high-demand neighborhoods despite an overall increase in inventory.

Activity in Quarter 2-2022 and July kept sellers in the driver's seat even if activity was not as frenzied as it was in Summer 2021.  It's clear that rising interest rates and inflation are impacting the more price sensitive segments of our residential real estate market resulting in lower pending and closed sales in July 2022. Multiple offers are less common, while price reductions are more common. It appears that, on the whole, home prices have peaked and home sale prices will increase but at a slower pace than in the past two years.

If you're considering selling your Greater Charlotte home this summer, although  the supply of homes for sale has been grown in the past three months, there’s still a shortage of homes on the market. That means conditions continue to favor sellers today. The level of inventory of homes for sale is what determines if buyers or sellers are in the driver’s seat.

 

Although the Charlotte region market is cooling, overall conditions are still favoring home sellers. While buyer demand is softening due to higher mortgage rates, homes that are priced right are still selling fast. One of them listed last month and we sold in one weekend and are closing at end of month. The other is going on the market in the next couple of weeks. Both decided they knew what they were facing now... but who knows what the market will be five or six months from now.

Brian England I don't disagree, Brian... but sometimes you need to make it happen. I have two clients now who were "ready" to sell early 2023 and who pushed up their sale to this summer because they felt the market might not be as good in six months as it is now.
