Move-In Ready or a Fixer?

Looking at properties online, the list prices for a fixer property sure look better than the list price for a ready-to-move-in property!

OR

Ready to Move in!

 

 

 

Things to think about when looking and considering a fixer - 

~ Can you fix the obsolete functionality of the home?   ie. one bathroom for 3 bedrooms on the main level?   The stairs into the basement are very steep.....   

~ Can you move in and live with the issues for a while?   Contractors are booked out, and if you cannot do the repairs yourself, it could take a while to get the home "up to speed".

~ How much will it take to bring the home up to your standards?   This is an important question!   And, be careful not to over improve.   Not every penny you spend on improving your home will equate to the bottom line when you sell!

~ You have mentioned, that you love to entertain - how long will it take to get the home looking like YOUR home and bring friends back?

 

Sometimes it is easier to buy a home that is move-in ready, and even if there are a few items you need to update, at least you can move in and enjoy your home, AND invite friends over to celebrate your new digs!

Great topic,  .... I think that many are in agreement that our NEXT move is not for the fix up activity.   No doubt that functionality vs cosmetic fix-ups ... really are different in contractor costs, as well.   First time buyers are best to find the type of properties that take little cosmetic changes if any at all.

Yes, been there with many buyers.... Keep the funds, and review what needs to be done 90 days after move-in has been my motto.... :)

Hi Joan... I can't remember the last time one of my buyer clients was willing to buy a fixer... everyone seems to want a home that is as move-in ready as possible.

Everyone is different. I see very few people who are really interested in fixing it all up to live in. Time and money always come into play. I see more investors looking for a a property that needs to be fixed up. Send a crew in..do the work..sell or rent it..rinse and repeat!

I have had plenty of buyers that swear they don't want to buy a fixer-upper but that is exactly what they end up buying, haha.
