You will find Beacon Point East of E-470 and North of Smoky Hill in Southeast Aurora,  Arapahoe County.   Beacon Point has been a highly sought-after neighborhood due to the executive homes and the location close to Aurora Reservoir and all within Cherry Creek School District.   Beacon Point is located in zip code 80016.  There are approximately 875 homes in Beacon Point.  And, although this is a larger neighborhood, we don't see much activity.  Homeowners enjoy living in Beacon Point with the amenities and surrounding beauty!

 

Homes in Beacon Point range from 1,874 square feet to 6,718 finished square feet and range in price from $450,000 and some now topping the $1 million price point.    Homes were built from 2005 to 2017.   You will find a few homes with a 2-car garage, most have 3-car garages and a few rare 4-car garages.  

  

You will find homes built by Century, Engle, Lennar, and Century Communities.  

 

 

Here is what SOLD in July 2022

  •  4 properties sold priced at $752,000 and $965,000 
  • Average days on market - 19 days (last month 7 days) 
  • Average Sold Price - $838,500 
  • Sellers saw 99.3% to list price (last month 102.03%)    

 

With inventory rising all over the City, Beacon Point still has not seen a huge influx of new listings.   As I write this post, there are only 4, and last month there were only 5 listings.   The days on market have increased for the solds.  Currently, the actives have been on the market for an average of 38 days, and the pending properties for 32 days.    Haven't seen properties on the market this long for a few years!

  • 46 properties sold (previous year saw 58 properties sold)
  • Average days on market - 8 days (previous year saw 20 days)
  •                     Average Sold Price - $713,000 (previous year saw $590,750) 
  • Sellers saw 101.8% to list price (previous year saw 99.43%)

This community is located with Cherry Creek Schools - Buffalo Trail and Pine Ridge Elementary, Fox Ridge Middle School, and Cherokee Trail High School.    Only minutes to Aurora Reservoir and Southlands Mall.    This is a popular community for those working at DIA, as it is an easy commute with E-470.   

 

The HOA is strong in Beacon Point, and currently, the HOA fee is $150 per quarter.   These fees include the use of the clubhouse with a fitness center, a community pool, common ground maintenance, and trash with recycling.     For more info from the HOA - here is the link to the Beacon Point HOA website. 

 

Residents love Beacon Point for the outdoor activities available.     There are 8 miles of trails around the Aurora Reservoir for biking, hiking, and walking the pup.    You also will find non-motorized boating, archery, SCUBA diving, picnics, and wildlife viewing.   There are over 800 acres of water surface and is Aurora's largest park and open space.    The Aurora Reservoir earned the title by Westword of "Best Park for Fishing" in 2012.    The seasonal swim beach opens in the summer for sunbathing and swimming, boats are available for rental and check out the special fishing tournaments held at Aurora Reservoir.

Shopping and dining options are within minutes at Southlands Shopping Center located at Aurora Parkway and Smoky Hill Road.     You will find an array of retail outlets and restaurant options, 16 screen movie theater, and a Farmers Market that is open every Saturday through the summer from 8 am to 1 pm.    The Farmers Market weekly has 40 local vendors providing organic and pesticide-free produce, dairy products, baked goods, homemade salsa, and more!   In the summer on Thursday evenings, there are outdoor concerts.

Hi Joan,

I think you make a very important point.  Inventory is going up everywhere, but Beacon point has not seen an influx of listings.  To me, the amount of inventory in a given community or neighborhood has a big influence on positioning a new listing.

Good morning, Joan... that is the issue here in many Charlotte neighborhoods, as well... new listings remain low. I believe when that is the case, pricing and marketing a property right will allow for it to beat the market averages in terms of selling. I see a lot of agents still pricing for one year ago and marketing as if they didn't need to market a year ago.

thanks for the market update.  We are seeing some softening in the DC metro area too.  Markets go up and they come down and sometimes they just take a deep breath! We will make it through this shift too!
