Hi Joan,

I think you make a very important point.  Inventory is going up everywhere, but Beacon point has not seen an influx of listings.  To me, the amount of inventory in a given community or neighborhood has a big influence on positioning a new listing.

Sheri, plus this time of year in our area is usually slower than the earlier this spring.

Good morning, Joan... that is the issue here in many Charlotte neighborhoods, as well... new listings remain low. I believe when that is the case, pricing and marketing a property right will allow for it to beat the market averages in terms of selling. I see a lot of agents still pricing for one year ago and marketing as if they didn't need to market a year ago.

And this is why sellers and buyers need to work with a local expert - one who knows inventory is increasing but not in Beacon Point!

Nina, we are still seeing prices too high, and many are reducing after a week or so, with few showings.

thanks for the market update.  We are seeing some softening in the DC metro area too.  Markets go up and they come down and sometimes they just take a deep breath! We will make it through this shift too!
