What are Buyers Looking for in a Neighborhood?

When buyers start their search, oftentimes they have a neighborhood or at least a zip code in mind.   I have had Buyers look specifically in one neighborhood, but once they venture out a bit, they find the perfect home.   Some items Buyers consider  - 

 

~ proximity to outdoor activities

~ age of homes

~ amenities in the neighborhood (Pool, tennis courts)

~ proximity to shopping or dining

~ proximity to entertainment

~ schools

~ what the neighboring homes look like 

~ number of cars on the street in the area

~ is there an HOA, are they restrictive

~ does it have easy access to highways

~ distance from work (not as important now with many working from home)

 

Driving through a neighborhood on a Friday or Saturday evening gives a Buyer a good idea of what to expect from a neighborhood (and the neighbors).    Are there party animals living nearby?

Hello Joan - buyers usually have parameters in mind that are shared with their agent but it seems there are some that may be revealed in greater detail once they see what is actually available.  Being realistic yet flexible is good to keep in mind in real estate.

schools

amenities

location as it relates to work or the coast.

Michael Jacobs with inventory still fairly low, there are limited homes to view, so being flexible is key.

Hi Joan- everyone has their own list of must-haves when looking at a neighborhood. It's important for them to make a list and decide what they absolutely must have and communicate that to their agent.

Joan - I think it is wise to have people drive by the area at different times.  They can decide if they see themselves in that neighborhood.
