   The Cotton Mills Condos were converted from rentals into condos in 2004-2005. The 269 units come in all shapes and sizes. Most of the units are one and two bedroom units ranging from 550 sq.ft. to a 1000 Sq. Ft. of living. There are a few three bedrooms and a few studios in various spots in the building. There are 17 penthouse units that were condos before the major conversion in 2004-2005.
 
     The Penthouses are the only units that come with parking.  Parking is readily available in 3-4 lots aroudn the condos that can be had for contract per month for about $125 per month. You can park on the street but that has gotten harder over the years as the area has built up.
 
     The common feature of the condos is that they are the true warehouse feel in condo living with high ceilings of up to 20 ft., exposed beams and pipes, large warehouse windows, wood floors, and lots of natural light. The building has 3-4 stories with views of the street or the beautiful 25,000 sq. ft. courtyard. The even numbers have views of the courtyard.
 
     You have a secure entrance that has 24 hour security and sign in sheets for visitors and contractors.  There is an on site managers office and staff.  Larger buildings such as this can easily share the expenses much easier than a small complex.  The condo fees are still moderate by New Orleans standards.
 
   The amenties include a large pool, large well equiped gym, entry lobby, and one of the largest tropical courtyards in the New Orleans Warehouse District.  There is also a nice clubhouse hear the pool for meeting.  It can be rented out for events by the condo owners.
 
   Most of the units were upgraded by the developer but over time people had added and changed a lot of things in the condos. A few were sold with no updates and those people did their own thing. The floor plans will vary by floor and section. Having sold about 30-40 units I know most of the floor plans and how they repeat.
 
     There are many elevators and stairs to the various floors and several exits that can be used near your unit. Its an easy condo association to get around in. Shopping carts in the lobby that can be used for rolling groceries and everyday things to your unit.
 
    This has become a great place to rent out a condo because of all the amenties and security. The World War II Museum is a block away as are many eating and drinking establishments. The area keeps growing as so many new apartments and places keep the people coming. Its a little further walk to the French Quarter and the Super Dome but its about 12 blocks for each destination.
 
    The Cotton Mill has three things that make it easy to remember. The Watch Tower which has been converted into a one of a kind condo. The water tower which is higher than the complex.  The smoke stack that is by the pool.  Remember this was once a cotton mill near the port of New Orleans....Built about 1900....

   Washington, D.C., October 7, 1999) --Where workers once toiled in a Southern mill, families now enjoy new apartments. The Maginnis Cotton Mill, in New Orleans´ Warehouse District, was built in 1882 and operated until 1944. Although the building went through a number of tenants, nobody rose to the challenge of restoring it. Then Historic Restoration, Inc. came along in 1998 with one of the largest renovation efforts New Orleans has ever seen.

 

   The Cotton Mill is just one of HRI´s success stories around the country. This year, its efforts have earned it a National Preservation Honor Award from the National Trust for Historic Preservation. The award will be presented on Oct. 22 during the Trust´s National Preservation Conference in Washington, D.C., a week-long event marking the Trust´s 50th anniversary as the leader in the national preservation movement.

"HRI showed that preservation can be economically feasible and socially desirable," said Richard Moe, president of the National Trust. "HRI turns eyesores into community showpieces. Such projects are a model for preservation in other cities."

     The Cotton Mill occupies a city block, with a half-acre inner courtyard. It now features 269 one-, two- and three-bedroom apartments, 18 penthouse condos, commercial space and a fitness center. Rather than gut the place, HRI worked with existing historic elements. Three landmarks penetrate the skyline: the 140-foot water tower (which disguises a cellular telephone tower), the brick boiler stack, and the restored clock tower. An artist created works of art from objects found during construction. HRI worked with the University of New Orleans on an extensive archaeological survey.

    "More than any other company, HRI has caused the revitalization of the Warehouse District in New Orleans," said Camille J. Strachan, vice chairman of the National Trust Board of Trustees, who nominated HRI. "Pres Kabacoff and Ed Boettner, with their busy company of 200 people, are spreading the benefits of historic and adaptive restoration all across the country."
