I NEVER Exaggerate!

If you were to ask my wife if I exaggerate she would say I am the KING of exaggeration. I do exaggerate around her because it makes her laugh.

Exaggeration in Real Estate is NOT a good plan. While "puffing" may be acceptable in your State blatant exaggeration is not allowed in any State. While I do not (did not) even "puff" out of fear in Real Estate I used to show first time home Buyers and first time Sellers the following explanation of their homes value.

If you are a new agent be careful not to cross that line past puffing either in advertising or even in one on one conversations. The best way is not to even cross the line into puffing.

Good morning, Bob... not sure that puffery in real estate is legal in any state... but it sure doesn't stop a lot of agents from practicing it.

It's amazing how many agents practice "puffing" on a daily basis. Your photos are such a good visual to remind us what not to do. Am sure it is not legal anywhere!

Puffing is allowed in North Dakota Nina Hollander, Broker and Dorie Dillard Austin TX, in example "The living room is absolutely GORGEOUS" which could be a matter of opinion is allowed and considered acceptable puffing.

Some agents use a whole lot of descriptive terms to puff up their listing Mark Don McInnes, Sandpoint-Idaho and while "opinion" is puffing in North Dakota it is easy to cross that line.

I've always been amused by that comparison of what various entities think a home is worth. And, although it IS an exaggeration, there is a layer of truth to it.

As you said Carol Williams it is an exaggeration but we can all relate to it. I have noticed (especially before inflation had struck) that Sellers and Buyers had been on the same page for a while.
