This went on the market back on June 11th.  This is when the market started to soften.  However, I knew I positioned this property well.  Nothing else like it was on market.  Don Woods homes are highly sought after in Sedona. He has passed on, and like art, his home designs have become more valuable.

My seller is a foreign national, which made communication difficult due to the 8-hour time change. I also had to be there to "present" the home to prospective buyers.  This home has lots of detail that needed to be featured.

 

How Did I Meet The Seller?

About seven years ago, I was on floor and he came in to get another opinion of the valuel of this home he just purchased.  After doing comps, I told him he could rest assured he got a good deal.  We stayed in touch every year.  He would call me, and get my opinion on updates to the home.  He took my advice on most issues. 

 

When he decided to list, it was a marathon negotiation. After many, many in-person discussions before he left the country, I listed this luxury, one-of-a-kind Sedona property.  He told me that he never sought the advice of another REALTOR®.
