Here is the most recent Chandler AZ Real Estate Housing Market Report for July 2022:
 
The average sales price of Chandler homes has now decreased for the second straight month. After increasing to an all-time high of $704,532 in May, the average sales price of Chandler homes has decreased to $634,896 in July.

After increasing or remaining the same for 24 consecutive months, the average sales price per square foot of Chandler homes has decreased for the second straight month. The average sales price has dropped from $315/sf in May to $299/sf in July. This is still a $36/sf increase from the $263/sf in July of 2021.
 
The days on market has now increased for the second straight month, going from 20 DOM in May to 31 DOM for July. The DOM has remained at or below 31 since February of 2021, which means that homes in Chandler are selling faster than they ever have, although there seems to be a shift happening in the housing market.

Good afternoon Troy,

Same song second verse that we are hearing all over the country. There is a re-balancing of the market taking place. Still great demand but know houses are on the market longer and prices not appreciating like in the past.

Your Chandler, Ahwatukee, and East Valley Realtor

I have heard from agents in other parts of the country that they are still seeing home values increasing and DOM in the teens, with no increase in home inventory.

However, we are seeing a large increase in the inventory of homes for sale, and the market is leveling off. Sounds like it is the same in Texas as well Dorie Dillard Austin TX. Thanks for the comment.
