Homes for Sale in Clermont FL and Market Update for July 2022



If you are a current Clermont FL homebuyer or a seller, you should already know the real estate market continues to be hot. There are many families relocating to Central FL from other states. In FL, there is no State Tax which is a huge plus for the residents.
One of the challenges for the homebuyers is competing against other buyers who may be able to pay considerably higher than the list price. My advice is not to give up! It may take a few submitted offers before you get an accepted one.
So what is selling? Homes that are priced well and show ready may receive multiple offers and get under contract within days of listing. Clermont FL home sales continue to be strong with a low inventory of homes priced under $350,000. I would caution you when you read the news when it comes to real estate unless it’s coming from a local, experienced professional, take it for what it is, just “news”. That doesn’t mean it applies to your area, especially when it comes to home sales.  Real estate is local, comparing different cities or states isn’t going to give you a clear picture of what’s really happening in the local market.



With that said, let’s take a look at the Clermont FL real estate market.

The below data was taken from the Multiple Listing System and does not include the sales that were not entered into MLS. Data also does not include homes located in the 55+ Adult communities.

 

July 2022 Real Estate Market Update for Clermont FL 34711;

 

-Number of Sales- 67(97 Sold homes in June 2022)

-Price Range of all SOLD homes- $237,000-$831,421

-Median Days on Market-6

-Median Sale Price-$447,500 ($502,500 in June 2022)

-Sale Price to List Price Ratio-100%

 

As of August 18, 2022, there’s a total of 184 Active listings reported in MLS. The price range is $220,000-$2,500,000. With a wide range of home prices, there’s a home for every budget.



This information is specific to the Clermont FL 34711 zip code. Numbers clearly show homes are selling regardless of what you may hear or read. We still see multiple offers, cash buyers, and homes that go under contract within days of listing. To get a home SOLD for the most money in the least amount of time takes knowledge, expertise, and work. A strong online presence with professional photos certainly attributes to successful marketing.

Wow! That's a huge spread of prices for only 184 homes on the market.  Interesting that your MLS does not list 55+ (Active Adult we call them) listings?  Hmmm.  I wonder why?  Is it the connotation of a fair housing violation?  That's why we call ours Active Adult and they are on the MLS.  I look forward to your answer!
