The original contract was for a 7-day cash closing and the Buyer had plans of allowing the tenant to stay until the end of the year, which at that time he would start working on the remodel. At inspection there had to be 8 people in the house, and it was obvious not just one person lived there. There was a HUGE cavern (5') where there was a break in the sewer line, so perfect time to renegotiate. The Buyer got half of the repair off the sales price, and the Buyer asked to close once the tenants had vacated. Their lease ended 8/15, but they needed a bit more time to move out.
GOOD thing he asked for this, the Seller had three truckloads of their discarded belongings and still a couch and a mattress thrown into the alley that needs to be picked up. Think he dodged a huge bullet there!
This property is now closed, and he has grandiose plans for the remodel and cannot wait to see what he does with this property. Congrats to my Buyer on his new property!
I am thinking this could be the original stove! Pretty sure it is not self-clean. Still cannot see how people can live this dirty!
It has been over a year since I got a referral from a past client that moved to Phoenix and now is a REALTOR! Her best friend from Houston was planning to buy a place, but due to the frenzied market, did not. Her business partner stayed here in Denver and rented, and now is ready to find a property.
I have shown a few homes over the last couple of months, but last week we found the right one! It was built in 1939, is in need of LOTS of remodeling, and is perfect for this buyer desiring a "project". He was shocked to hear he did not have to compete, which shows our market is really flattening.
It is especially fun to work with this buyer, as he is a first-time buyer from Australia. If you think there are differences between states, there are HUGE differences between countries.
He asked me if I have assisted foreigners with sales, and this will be my fourth one.
It will be such a joy next week to pass over the keys to his Denver home!
