Offering almost 2700 square feet above grade plus a large finished walkout basement & enclosed 3 season porch, there is plenty of room for their family for 5 and 2 dogs to spread out. There were many recent upgrades including kitchen, all 2.5 baths, roof, furnace, siding, paint and flooring throughout. The home sits on a lovely fairly flat and private lot in a smaller established cul de sac of similiar homes. Other great things about this particular property that make it stand out where the separate laundry room, potential main level bedroom and family room with vaulted ceiling & stone fireplace.
Even with an above average budget for the area, Jonathan's had to bid on 4 different properties before an offer was accepted. They toured several homes in many different towns (Monroe, Trumbull, Southbury, Bethel, Newtown and other homes in Brookfield). His clients not only didn't have to pay full price, we were also able to secure the home with his clients current home sale closing in NY. Without the sale of their old home in Long Island, like most people, the buyers would not have enough funds available for a down payment & don't earn enough $ to qualify for two mortgages. Some of the homes were that were toured previously just were not big enough, the yard wasn't family friendly, property condition wasn't up to far or factors that just couldn't be changed (for example a house were solar panels had to be assumed or traffic noise from the main street beyond the house). This property sold August 12 2022.
The were some problems along the way that required some extra work but we sorted them out fairly. The buyers were surprised how much larger their CT home is compared to what they were selling in Long Island for a similiar price point. Connecticut real estate afforded them 900 square feet more above grade, a finished basement, a yard seven times larger than their old but property taxes about $6500/annual less. Our CT attorney was very helpful as were their listing agent in New York for getting Jonathan's clients enough time to find suitable housing & selecting a fair offer. An on-time closing did happen, though it was much later than the buyers wanted but their sellers need time to relocate out of the area.
