Real Estate Market Report for Addison, TX:  August 2022

 

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 22, as compared to 18 last month.  Fifteen are pre-owned and 7 are new construction at Addison Grove. Currently for sale, there are:

  • 7 single family homes (ranging in price from $330,000 - $1,350,000)
  • 1 half-duplex ($400,000)
  • 2 condos ($250,000 - $401,999)
  • 12 townhomes ($481,000 - $1,350,000)

Thirteen of the 22 available homes have been on the market for longer than 30 days.  In this market, it probably means they are overpriced or are incomplete new construction. Two of these available properties are townhomes that are very close to the DART Rail Line that is under construction nearby, and 7 are incomplete new construction.

The average number of days on the market for the “active” status, pre-owned homes is 73 days, as compared to 80 last month. The median number of days on the market is 20 days, compared to last month’s 19 days.  The $1M+ townhomes are skewing the numbers.

Properties Scheduled to Close

There are 24 homes in the pending status (waiting to close), as compared to 27 last month.  Sixteen of these are incomplete new construction townhomes at Addison Grove.

 

 August Sales

There were 13 closings this month, compared to the 16 last month. The average list price to sold price ratio is 103.2%, up from last month’s 102.9%.  Only 1 property sold below asking price, and the remaining sold at or above asking. The highest was 113.9% over list.

Pre-owned homes: The median number of days on the market was 5 days, while the previous month the median was 8.  The average number of days on the market was 11 days. The range in August for the previously owned homes was 1 day to 45 days. The average price per square foot of all previously owned homes sold is $282.68, up from last month’s $259.42 average.
