What Everyone Should Know About Houses

It is very rare I run into an older home that the Seller's Disclosure checked off the house has Aluminum Wiring but it happens. Buyers who know nothing about Aluminum Wiring and Home Insurance should get the facts before buying. Regardless of age, I always recommend an approved Home Inspector.

Aluminum Wire Background Information

Many home builders in the 1960's to the late 1970's found a more cost effective (CHEAPER) way to wire than more expensive (COPPER) wire. Buyers beware. Cheaper may not be safer.

Problems with Aluminum Wiring

Over time (10, 20 years or more) a high resistance connection and/or arcing could develop within the electrical system that increases the probability of a house fire.

Experience is Our Teacher

Fact. The first home I bought was only four years when purchased. It was built in 1972. The house was charming and very affordable. But then tragedy struck in January 1994 on Martin Luther King's Day. I was at work. My son didn't have school that day but had my permission to leave the house while I was gone. What started out like a very normal winter morning in Northern, Illinois turned into one of the coldest days in history with windchill factors of 60 degrees below zero. 

House FIRE

Because of the weather, surely I figured my son was home but he wasn't. It was late in the afternoon before 5:00 p.m. when he called to tell me that he was out and when he opened the front door a combustion of fire and smoke occurred and the house was on fire. He was able to get the dog out of the house, go next door to call the Fire Department, Gas Company, and Electric Company before calling me. 

Fire Marshall and Insurance Company

After the investigation was completed, they confirmed it was an electrical fire caused by Aluminum Branch-Circuit Wiring and we were lucky to be alive. The wiring was burning inside the walls days before the combustion occurred and the fire could have happened while we were sleeping. 

Warning Signs  

I honestly did not know the warning signs. My husband passed away in the 1980s before the fire. I was raising the kids alone, working and going to school doing the best I could on limited income. Life insurance wasn't something we planned on when we were young. 

Home Maintenance is Good but No Guarantee

On a yearly basis I called for a furnace check before winter. I didn't have air conditioning but heating was important. Calling the cheapest company to inspect doesn't guarantee you'll get the best technician. I had problems that didn't go away. Trust takes precedence over cost. I learned the hard way.  

Precursors 

  • Light bulbs kept burning out
  • The ceiling fans kicked in fast without warning
  • Vacuum Cleaner Cord burned when plugged into the electric socket
  • Hand blow dryer burned out when plugged into electric socket
  • Limit Switch on Furnace wouldn't shut off

Alternatives & Inconvenience

Living outside the home is not fun. Waiting for the results from the investigators is not fun. Having to get a second job to still pay the bills (mortgage, insurance, transportation, child and daily living costs) and still go to school and work is not fun. Finding a place to live that will take pets and is still affordable before the insurance payments are issued is not fun. Not having winter clothes, shoes, or necessities is not fun. 

Restorations and Safety

Restoration and safety should be on top of every homeowners list. Insurance deductibles are expensive but it is better than not having home insurance. Having to take out a loan to make ends meet while the insurance company settles is not fun. Having no choice but to eat out, pay for a hotel as long as it takes, and paying for what your insurance doesn't cover is not fun.

Insurance

Re-wiring a house is expensive and a disruptive undertaking when you're displaced. Luckily for me, the insurance company required an approved certified electrician. But wiring wasn't the only problem. I lost practically everything I owned. I kept records but they burned in the fire. Home Computers, Cell Phones, and other Smart Home Technology didn't exist. Relying on memory when you're under stress is mind boggling. Having adequate insurance and savings to cover unexpected cost is something to seriously think about when you are a home owner. Agreeing to pay a "Good Deed Doer" to fix things when the Insurance Company only asks for receipts for bills you pay after the work is done, when you're under the gun trying to get back inside your home is not the wisest thing to do. 

Facts of Life 

  • Scammers have always existed
  • Insurance Companies want their money
  • Handyman Services want their money
  • Bills have to be paid
  • Water, food, shelter, and sleep is necessary
  • Children depend on their parents

Aluminum Wiring Solutions

In Texas, COPALUM® is a proprietary system that involves crimping a copper wire to existing aluminum wire using a special crimp tool that exerts EXTREMELY high pressure on the joint called "cold welding." Get a reputable, certified Electrician's advice. Be prepared. It is expensive. Other solutions and questions you can ask your Electrician include:

  • Pigtail Repair (not acceptable in some areas)
  • Newer aluminum installed after 1972 after the original caused fires
  • Compatible standard electrical outlets and light switches
  • Older mounted ceiling fans/fixtures not rated for aluminum wire
  • Warranties and Guarantees

A Word To the Wise

Home Inspections are not just for people buying houses. If you are a homeowner, it pays to have a reputable inspector for your own peace of mind and safety. Cheap is not always better. Every house needs to be evaluated on a case-by-case basis by reputable and credible Home Inspectors or Licensed Electricians or Plumbers. Always seek the advice of an expert in the field.

Dorie Dillard Austin TX - older homes in Dallas and Fort Worth are often built before the 1980's. When staying in Austin I frequently stay at the Heywood Hotel on the East Cesar Chavez side and it's surrounded by old homes and restaurants. 

When my buyer fell in love with the old house in Dallas with a one car garage, no utility room, small closets he thought it didn't matter. When I mentioned my concerns over the aluminum wiring and highly recommended a Home Inspector and perhaps an Electrician too, he went ahead and made an offer but didn't buy and we moved on to another city.

Wayne Martin - The "For Your Protection Get a Home Inspection, "form is mandatory here too. However, the buyer is given an opportunity to check the box if they choose not to. I never had an Investor have a home inspector. But this buyer I had was not an investor. He was a dad who shared custody. He thanked me. 

Big risk! Big loss if something happens.

Mark Don McInnes, Sandpoint-Idaho - Even when you take necessary precautions, things happen. What happened to me was traumatic. I had nightmares sleeping in the hotel, worried about my son who had to come home but not to a home but rather a hotel while I worked a 9-5 job and a part-time job at night, and the hotel cleaning crew refused to clean the room if I wasn't there to remove the dog.

My nightmares were compounded by a previous fire. At the time, my spouse and I rented a room at a hotel too far away from home and we were sleeping when the hotel caught fire. I was pregnant with my son. We couldn't get out through the door and found out the fire started in the room across from us. Our only way out was through the window (which did not open and our room was on the second or third floor). What saved us was he carried a gun and shot out the windows for us to get out on a ledge and waited for help to get down. I was taken to the hospital and my son was born a few months later premature.

Patricia short cuts or in this case going the cheap route normally ends up have bad consequences.  It is good to hear no one was hurt.

George Souto - very true! However, when you are on a very tight budget, overwhelmed by trauma, having to take care of personal business when you're an employee knowing you're being monitored, you have no cell phone, and are required to be at work without conducting personal business, it is very stressful. Two jobs wasn't enough. I needed the insurance company to pay the claim but had no choice but to wait. Being displaced for settlement is very stressful. My main focus was trying my best to stay in control and be the parent to my children.

Patricia Feager, MBA, CRS, GRI,MRP I had no idea about aluminum wiring.  When I was a young girl maybe 6 or 7 we had a house fire about 11pm on a cold winter night in NY.  My sickly father was upstairs asleep as were the 3 of us children.

We had to crawl down the staircase on our tummies.  I was crying because Daddy was still in his bedroom.  You can hear faint calls from Mom to come down the stairs now and make sure you brother and sister come as well.  It sounds distant like a person calling you in a foggy dream.  The smoke is the reality to take action even for a child.

My mother was on the way home from her second job at that time and was able to get us all out of the house.  To this day I do not like fire.  You are right about the charred odor.  I lived at my grandparents' home for 6 weeks and cried when my parents took me home.  I can still smell that odor.  I was also reluctant and defiant about wearing those clothes that smelled awful.  The smoke is in your lungs, and it tastes dreadful.

I remember hearing it was an electrical fire but do not know if it was aluminum.  My parents are gone so I will never know.

Eileen Burns - a fire leaves scars on our brain that can't be extinguished. The house where I lived from being brought home from the hospital until the day I got married got struck by lightning. It struck the dining room chandelier. I was about the same age as when your house caught fire. Parents shielded their kids back then and we were left in the dark. Counseling did not exist for anyone I know!

Like Chicago, NY had and still has many old buildings. My grandparents/parents' house was built after the Chicago Fire in the 1880's. It also caught fire before I was born and was rebuilt. My parents are also deceased, and I wish they would have told me more about what happened. Our memories are all we have left.

We lived on the second floor. It scared me to just walk down them and scrubbing them on my knees backwards was even worse. I can't imagine how you did it by crawling down the staircase on your tummies. Just the thought of it makes me shiver.

Whether it was Chicago or NY winters were always cold and windy. Your poor dad. To be sick in bed and have to go through that too, must have been a nightmare for all of you! Your mother was brave. I can picture you crying and scared. Not knowing what was happening. Why it happened. What about daddy? Too much for a young child to have to experience. Yet, like many kids we were obedient and followed whatever our mother told us to do. Those foggy, distant memories linger. 

My house fire in 1994 really shook me to the core because of the thought of what could have happened alone at home, if he had stayed in bed while I was working. 

Being choked by smoke + anxiety and fear are dangerous combinations. Yes. Smoke smells lingers long after the fires are extinguished. I remember pleading with the fireman to p-l-e-a-s-e let me have some clothes, but he refused to listen or give me anything. All he would say is it is smoke damaged and there is nothing salvageable that you would want to keep and wear again. After reading your story, perhaps the fire department learned more as time went by and knew more about smoke, including second hand smoke than the public. 

I have survived too many fires - which I am thankful for and I would not wish that on anyone. If your house was an electrical fire, then it might have been aluminum wiring. All I know is that I was told the wires were burning inside the walls before the major fire occurred and that was the reason things were burning, such as the blow dryer and the electricity was acting strange. It was my vacuum cleaner that left a large scorch in my bathroom off my bedroom that evidently was the final warning that I did not pay attention to. I had to tell the fireman and the insurance adjuster everything I recalled in the best sequences of events that I remembered. 

I am glad you and your family survived. I know how frightening that was for all of you. This is another reason why I take Home Inspection Reports seriously and pay attention to anything that seems odd. Be safe. I am open for conversations anytime.

What a nightmare! I can't imagine the stress and heartbreak you went through. Aluminum wiring should never have been approved as a suitable building material.

When I encounter aluminum wiring I advise my buyers to move on. Yes, they have those doohickeys that they put on the connections that supposedly fix the problem, but why buy a home that has such a risk?

Dave Halpern - I don't believe in mickey mouse repair work either. Electricity is nothing to fool with or take chances. I would always recommend a Certified Master Electrician.
