First thing, let me be right up front that I have a financial interest in  . OK, now that's off my chest... let's roll...

One of my many interests is in the area of search engine optimization (SEO). It's a game, and games have always intrigued me. Especially one like credit improvement and Real Estate SEO that have vague ill-defined rules.

So, first for my own business, I set out to understand what I could do to gain control over the search engine results in my adopted hometown of Temecula, CA. A major part of that was ActiveRain. I learned about high value keyword links, mirrored blogs, rss, all that stuff. And it works! Within a week or so of starting here at ActiveRain, my blog was showing up on page 1 for all sorts of search terms; Temecula No Down Home Loans, Temecula Bank Owned Homes, Temecula REO Home Loan, and dozens of other combinations.

The thing was, and I'm sure many of you can relate... I knew a bunch of agents and loan officers who either would not or could not duplicate my success because they could not or would not duplicate my effort, even though I penciled it all out and sent it in my newsletter . Many of them asked me to help them get the kind of results I was having on search engines, and were willing to pay me to do it. I never accepted, because I couldn't figure out how to blog on someone else' behalf, about an unfamiliar real estate market in an unfamiliar town. If anybody has the secret to that please let me know.

Then I discovered video... Not that I'd never seen a video before (and just as an aside, I think it is important to note that the video Take On Me, by A-Ha, is the best video ever!), and I had even made a couple using a neat bit of software from Adobe called VlogIt . If you're interested in making your own video blogs, you definitely should have VlogIt. It only costs $29 (you need a webcam) and you're in business.

But the real discovery, for me at least, was how video gets preferred treatment with the search engines; especially Google. Take a look. If you Google "Jackson Rehab Property", you'll see that several of the top 10 placements on page one are videos. My videos.  Hmm... ActiveRain and videos... powerful combination...

So I decided to run a couple of experiments. I made a couple of simple property description videos for Maribeth Wright, a real estate agent in Santee, CA, and a couple of simple loan videos for myself. And I uploaded them all over the place; to 60+ sites. Yahoo Video, Google, Video, Youtube, Revver, Vimeo, Myspace, Facebook,, and dozens of others

Guess who owns Page 1 for Santee Bank Owned Properties (#'1-7,9 as I write this), Santee REO (1-5,9-10), and about a dozen other phrases? Yep, Maribeth Wright is the perso to see for Bank Owend property in Santee, CA or Santee REO's , at least if you believe Google. And of course, if one looks for Temecula No Down Home Loans (I'm at positions 1 thru 5 as I write), and a dozen other phrases, you'll see that I Own Page 1 on those real estate related search results.

Now, my blog and website were already active, so that helped, but Maribeth had neither a blog nor a website, so I helped he set one up here at ActiveRain, and since she is listed on her broker's website, I linked the videos to that. Which explains why Rick Barker Realty is now showing up on page one for a number of searches. You're welcome Rick....:)

Now, as much as I was frustrated that I could not offer to help people with the blogging side of things (I can only write what I know, not what someone else knows...), I CAN help others out with videos. It's a knack.

So, with a couple of partners, I started a new website, . Basically I have automated the process of creating short videos (we can also use your existing videos and virtual tours in most cases, optimizing them for streaming, and uploading them to 60+ high value sites (myspace, youtube, revver, etc). The hardest part, frankly, is setting up all the accounts with the 60+ free sites. It's a manual task that resists automation. Then getting you into the swing of our system; either uploading your existing video, or creating what amounts to a narrated slideshow, on the fly. It's quite easy actually. It's not rocket science, and I've already told you most of what you need to know. But just like changing the oil or a muffler on a car, it may not be very cost effective or time effective for you to be filming and producing your videos, optimizing them , and uploading them 60+ times to 60+ separate sites. Add that up and it takes a lot more than $97 at minimum wage to get that done. But because we have the proper tools, we can automate much of the grinding work. Your job, as I mentioned before, is to simply email in a couple of pictures and leave a voicemail We'll take care of the rest.

It's true!  I think some of your examples are a little funky, as I don't believe many  people would EVER search on "Jackson Rehab Property"!  That's unfortunately a scam that many SEO companies will use to get your business.  They claim they can make you #1 for some obscure, bizarre search that NOBODY would search on!  That's actually very easy to do - without trying.  

What is difficult to do is to rank high for a search that customers are actually searching on, like "Jackson, Kentucky real estate".

The more competitive the search term, the more difficult it is to rank, so in less competitive areas, it can actually be fairly easy.  

For example, if you are searching for an apartment in Foxboro, Massachusetts, the #1 search term on Google that people use is "foxboro, massachusetts apartment rentals".

If you search on those popular terms, in the top 3 pages (30 listings), my client has a DOZEN links.. 12 out of 30 belong to ONE client.  Those videos were uploaded exactly one year ago and they've been there ever since.  Foxboro is a decent sized city with a number of apartment complexes and rentals.

Uploading to 60 video sites is overkill however.  Many (most actually) video sites do NOT have their content indexed by the major search engines. Only the sites that actually have content that gets indexed is worth uploading to. You want to maximize your time by only uploading to sites that have CONTENT indexed by search engines.  A great program for uploading to about a dozen sites at once (and it's FREE) is TubeMogul. And virtually all of those sites DO get indexed... so upload ONCE and distribute to MANY.

The other key is that you have to put the proper keywords and tags in your subject line and description, and of course, a link to your website!

Since Google started their Universal Search over a year ago, all three major search engines give a major boost to video, news and blogs.

I beg to differ regarding "Jackson Rehab Property". We get business off of that video and the high search engine placement of it. On our radio show, we talk up "Jackson Rehab Property" quite a lot. I know of at least three other radio shows doing the same, in response to our success with it. One thing we have learned the hard way is that when we talk up a subject, particularly investment properties in a specific market, people go on their computer and start searching for the the particular phrase we were using on the air. If we don't "own" that phrase ahead of time, we might not get that business. So this way, we are driving the business towards ourselves instead of others.

I'm well aware of and it is an excellent service, particularly when you consider that it's free. Here's where we differentiate ourselves:

  • We submit to over twice as many video-only sites and constantly update our submission list.
  • We provide an easy means of generating videos from audio and photo files with our slide-show creator if you don't already have a video prepared.
  • We submit site information to over a dozen social bookmarking sites such as myspace, facebook, yahoo bookmarks, google bookmarks, etc..
  • We generate blogs from your content and videos, effectively creating "articles" which are posted to,, and

So, while I completely agree, and even said in my original post, that if you have the means, the know-how, and the patience, you can do this yourself. Just as I can change the heads on an engine. Did that once. Once. Never again. I'll pay someone to do it who has the best tools and most effective means and expertise to accomplish the objective. Likewise, even if you know how to do all this stuff, when you add it all up, is it cost effective, or more specifically time-effective, to do it yourself?
