Confidence VS Competence

Here is my entry.

Some time ago, I wrote Giving Advice With Confidence. If you have a minute, please read.

When giving and taking advice from someone... make sure they are the expert, trained and knowledgeable in the area you seek advice. Make sure they possess...

 competence

Some time ago,  I had a very "confident" buyer's agent who said everything with assertiveness and authority. He dressed to impress and had a car to match.

As a seasoned REALTOR®, I heard  many "truth impaired" statements,  found multiple errors in the offer, and watched how the buyer was being "misled."  

Here are a couple of examples.

- When I questioned the undeposited Earnest Money, I was told this is only done when the loan was approved. We did not proceed until we had confirmation of the deposit.

- This agent ordered a  bacteria test on the septic system. (Since when do you need to see if there are germs on poop?)

Toward the later part of the (failed)  transaction, I asked

"Is this going to closing?" With confidence, he answered:

"Yes, of course!" 

I asked what makes you so sure.

And this was his strong, confident response:

"Because I need it to close, I need the money!"

  Oops. Now that is the wrong answer!

Be careful and ensure you have done the research and have credentials for the "professionals" you have chosen to work with.

Confidence is not enough. It would help if you also had competence.

Ugh Margaret- no buyer or consumer ever wants to hear "Because I need the money."  Incompetent overly confident agents are people to look out for.

Competence is a must in order for a transaction to be successful.  "Because I need the money" wasn't a good response, and apparently he didn't get the money.
