Homes for Sale in Clermont FL and Market Update for August 2022

I was anticipating a shift in the real estate market and, I certainly a much softer real estate market in the Clermont market area compared to July 2022 all the way back a year ago. The rise in the interest rates is a factor, however, even some of some cash buyers I've spoken to want to wait a little while before purchasing. I've also had some investor owners who reside outside of the United States sell their rental homes.
This is not to say homes are not selling in the Clermont FL area because they are! They're just not selling as quickly with bidding wars.

With that said, let’s take a look at the Clermont FL real estate market.

The below data was taken from the Multiple Listing System and does not include the sales that were not entered into MLS. Data also does not include homes located in the 55+ Adult communities.


August 2022 Real Estate Market Update for Clermont FL 34711;


-Number of Sales- 72(67 Sold homes in July 2022)

-Price Range of all SOLD homes- $212,000-$860,000

-Median Days on Market-15

-Median Sale Price-$470,000($447,500 in July 2022)

-Sale Price to List Price Ratio-98.8%


As of September 6, 2022, there’s a total of 198 Active listings reported in MLS. The price range is $220,000-$2,250,000. With a wide range of home prices, there’s a home for every budget.

This information is specific to the Clermont FL 34711 zip code. Numbers clearly show homes are selling regardless of what you may hear or read. We still see multiple offers, cash buyers, and homes that go under contract within days of listing. Getting a home SOLD for the most money in the least amount of time takes knowledge, expertise, and work. A strong online presence with professional photos certainly attributes to successful marketing.

Good morning, Beth... what you are seeing in Clermont is pretty much what I'm seeing here in Charlotte... longer days on market and fewer bidding wars. But homes are still selling and serious buyers are still looking.
