Stanislaus County Home Price Trends
January - August 2022
The numbers below are for the six largest cities in Stanislaus County. Together these cities make up nearly 90% of the monthly sales in Stanislaus County.
So far by looking at the median sales prices of the six largest Cities in Stanislaus County over 2022 there is no clear cut pattern. All but Patterson Ca are higher in August 2022 than they were in January 2022. However 4 of the six cities did see a drop from July 2022 to August 2022. So far I think the results are too mixed to declare a definite trend in each Stanislaus County City except for maybe Patterson. And the two cities, Riverbank and Oakdale, that saw an increase from July to August look like they may have actually peaked earlier in the year.
Now if we take Stanislaus County as a whole there is a definite pattern. Prices rose steadily from January 2022 until April 2022. Then starting in May 2022 median prices in Stanislaus County overall saw a steady decline.
The real estate market in Stanislaus County is definitely changing. Homes receiving multiple offers are now in the minority. Homes selling for less than asking prices are much more common. The number of days on the market is also rising. All these signs point to an upcoming shift in the market to more of a buyer's market.
