Manchester NH Real Estate Market REPORT Sept. 19, 2022

The amount of new single family home and Condominium listings coming on the market remained high last week. Interest rates rose sharply, however the amount of homes going under contract was near the same as last week in the Manchester NH area Real Estate Market.
 
The "Fall Market" has been very strong despite interest rates. The amount of people asking about selling their home and what we may see in the next year sky rocketed. By far now could be the best time to sell for homeowners. In a normal market the fall market seems to end not long after Halloween.
 
The amount of home entering in the foreclosure process inched up. If you are behind in your payments there may be help, just reach out so I can go over your options. Don't let the bank take your equity.
 
On another note the amount of both first time buyers and relocation buyers to NH remained strong.
 
There was a sharp increase in home owners inquiring if they should sell or not. What will happen to prices? How long it would take for them to sell? All great questions and things i am happy to talk to them about. There is much confusion among consumers what to do.
 
You as a consumer have a choice and before rushing into hiring just anyone. You should know that not all agents are created the same. Experience matters more than ever as the market changes. Knowing what to expect next. Knowing how to approach these changes. Knowing how to better guide you as a buyer or seller through these changes matters and comes with experience. Hiring an experienced agent like me who can navigate the market changes with you should be a must. There are so many agents. SO many new agents and so many who have not ever experienced a market change in the last 10 years. Listing with a well experienced agent matters and it should matter in your choice of who you hire.

Thank you for your informative market update.  It it interesting to note that your market is staying strong.  We have had a definite slow down here in Elk Grove, including a drop in prices or 7% over the last few months.
