Escondido Real Estate Market in August 2022

It’s important for buyers and sellers in the Escondido housing market to be educated about current local market conditions so they can make informed decisions about buying and selling Escondido homes for sale. This is even more important with today’s shifting market!

The following data are based on the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The statistics are believed to be reliable at the time this report was compiled but are not guaranteed.

 

142 homes sold in August, 16% more than last month. Here’s the breakdown of activity

 

Single Family Homes Sold
108 (up 8%); 24 Average Days on Market; Average Sales Price $904,781 (down by 7%); Average Sales Price was 94% of original asking price

Condos, Townhomes & Duplexes Sold
34 (up 55%); 14 Average Days on Market; Average Sales Price $499,950 (up 1%); Average sales price was 101% of original asking price

 

Overall home sales in August rose from last month, as they did for single family sales, and especially condo, townhome and duplex sales. The average sales price decreased for single family homes, but was slightly higher for condos, townhomes and duplexes, compared to July.

 

The time on the market (DOM) was longer for single family homes, and for condos, townhomes and twinhomes. Sales prices ranged from $275,000 to $2,000,000.

 

A good number of buyers were able to negotiate their purchase prices down from original asking price. At the same time, however, 39% paid list price or higher for their new homes. Buyer demand and competition continue to have an impact but fewer buyers are paying over asking price.

 

Plenty of buyers are still deciding quickly about touring homes and making successful offers; 27% of the homes were pending in 1 week or less.

 

The median sales price of the single family homes was $835,000 (down 3%), and $479,950 (down 1%) for condos, townhomes and duplexes compared to last month.

There were 11 Escondido homes on the market with an Active Under Contract Status, the same as last month. These are included in the following statistics.

 

At the end of August there were 241 homes for sale in Escondido, down from 252 last month. List prices range from $345,000 to $3,900,000.

 

This represents an inventory of 1.3 months for condos, townhomes and duplexes (down from 1.4 months last month). There is a 1.8 month supply of single family detached homes (the same as last month), based on the rate of sales over the last 3 months. Escondido continues to be a very strong seller’s market for buyers.

 

155 homes came on the market in August, 11% fewer new listings than in July, but still around 5 new listings per day. The number of homes going pending was also lower, at 97 (vs. 117 last month), excluding homes that closed escrow. It was another active month of buying and selling in Escondido!
