Washington County Utah Residential Market Snapshot: August 2022
Along with cooler Fall weather, the real estate market has started to do the same. Inventory in Southern Utah has increased and that is advantageous to buyers looking to purchase in the local area.
A more affordable option when buying in surrounding rural towns, like Cedar City, New Castle, Kanab, Orderville, Central and Enterprise. Purchasing homes in those areas because may fall within a fixed budget. They drive is further to St. George proper but home owner goals can be achieved.
Average sales price in August 2022 was $615,462. Absorption rate for August 2022 was 3.19 months, higher than August 2021 at 1.33 months of inventory. Average list price was $773,659, lower than $856,513, same time last year.
Year to date stats: Absorption rate was 1.77. Average list price was $742,985, compared to $611,686 same time as last year. Average sale price was $647,428, compared to $530,211 in 2021. Average DOM was 24 compared to 19 in 2021.
