 Leanne Smith  Ranches to RV's

The Zoom call of September 27 was presented by Leanne Smith, an ActiveRain member from Kingsman, AZ the High Desert in NW Arizona. This is the Mohave Desert and can get hot and dry.  It is also extremely picturesque and is sought by people looking for the beauty and simplicity of the desert, yet still retain some conveniences.

As many people choose to travel for their vacations, there are 2 ways in the desert to vacation with an RV: within a park, or on a plot of land that one owns.

Kingman AZ is in Mojave county and is along historic Rt 66, which brings a lot of tourists. The town boasts a lot of Western history and claims Andy Devine as a once frequent visitor as he had family in the area.

The photo at right is a private property, entrance driveway and at the rear is an RV.  For people living in the area, there are strict rule regarding services, especially septic.

For short terms, the tank within the RVs should be sufficient, If staying longer than 14 days, on a visit or 30 days within a year then it is required to have a septic system, and the requirements for these are also strict. A functional system can be installed for $7-10,000.

Water is also an issue that needs to be carefully addressed. If the owners have storage facilities on their land, they can have water hauled in from a nearby town. Many of the people that have more permanent accommodations may even elect to drill their own wells, but that could also get costly at $25/ft and some wells can run as deep as 1,000 ft.

Most plots are completely off grid, so power is either solar, generator or for those that want service provided they should expect to pay high cost as they are required to pay per foot of run as well as poles.

The area is open range, so cattle. wild horses, and elk are quite common as well as typical critters common to the extremely rural areas.

As the cattle free roam, drivers have to be quite vigilant as they drive especially when coming along the turns created by water, or washes.

The cattle like to rest on the roadbeds as they tend to be warmer when the temp start to turn and if one were to hit a steer, they would not only have the cost to repair their car, but also the cost of the steer to the rancher.

When seeking an RV camp, there are tight rule that need to be addressed. Not all parks may offer the same conveniences and town and county ordinances are strictly enforced.

The chart above shows some of the standard costs to stay in an RV site.  Some people will choose to find a plot of land and bring in something more permanent for their retreat.

Some people elect to get a permanent location for their RV's but will build structures for shelter from the sun as well as storage and water storage as well.

The most common vehicles in the area would be 4-wheel drive especially as roads can get washed out during monsoon storms. Not all roads are county maintained so the ruts need to be carefully avoided.

Desert living is a different lifestyle and should be seen as living off the grid, but it offers serenity and quiet.

Sunrises and sunsets are beautiful with colors that just make one stop to appreciate nature in the desert.

Leanne is an accomplished author and has written a book entitled Be the Red Jacket in a Sea of Gray Suits.

It has spent time at the top of the Kingman AZ Daily Miner best seller list

It was a different type of Zoom call on a very unique area with a less hectic lifestyle.

Ed Leanne was very knowledge about RV living, and had a lot to share.  She shared a lot that I did not know.

Hi Ed... I was sorry to have missed this presentation as I know nothing about RV living and not likely to try and discover the joys of RV living... but I do love learning about lifestyles that are not familiar to me.

Hi Ed,
What a great recap of the meeting. Leanne Smith's presentation was very interesting and quite detailed. She and her husband have carved out a very different lifestyle for themselves from what they had in Indiana. And, I love that she's become the expert in selling "dirt". It's not as simple as it sounds, if you do it right.

Selling dirt may not give one a six figure income, but it provides other benefits. Good morning Carol Williams

Missed this Ed, but what an interesting way of living with cattle, wild horses and elk roaming free. The sunrises and sunsets must be magnificent.

I believe one reason our sunrises and sunsets have such color is the air if fairly free of pollutants. Good morning.

This was such an interesting call. So many different elements to selling land than what we have in our local market. This is what makes real estate so interesting.
