Military Housing Rental Program
0:00 - INTRO We have such a program. We have dozens of properties near bases in Southern California, primarily Camp Pendleton, 29 Palms and the Naval bases in San Diego. We're also near March Air Force Base and Miramar Marine Corps air Station.
0:10 - LOCATIONS We have, again, dozens of homes, primarily single-family, some condos, some town houses, and a just a handful of apartments near these bases. We market them for rent on our website, which you can find at www. sandtoseaproperties.com/search our homes-for-rent, to see if they're available. All these properties are close to bases, usually within a 45 to 60 minute maximum commute.
0:50 - QUALIFYING to Rent in Our Military Housing Rental Program We understand you have a housing allowance that the Marine Corps the Navy or the Air Force provide you, and generally our properties are within that allowance. Occasionally the market forces dictate that rent prices are higher than your housing allowance, and that's just a function of the market. But remember we're here to serve and our owners who are landlords love military tenants and will occasionally be willing to negotiate.
1:20 - LEASE TERMS AND FORM OF LEASES So our properties -should you decide to move forward on one of those properties- the leases are standard California Association of Realtor leases, but they always include a military clause.
1:42 - MILITARY CLAUSE in leases for service members, which means if you receive PCS orders during your tour of duty you can end the lease with a 30 day notice. Lease terms are negotiable. Typically, we like a one-year lease to start, but some folks prefer six months, others want to ensure that the home will be theirs for their entire tour of duty and they want a three-year lease; that's a bit unusual for us to lock in a home for three years, but we've done it. And we're willing to do it for our military clients, whom we love.
2:02 - RENTALS COMING TO MARKET BUT NOT YET ADVERTISED Occasionally we have homes that are coming vacant soon but they're not on the market yet. This is a bonus of reaching out to one of our team members. If you are in the market; if you know you're coming in inbound within the next three to six months, give one of our agents a call, send them a text or an e-mail. Let them know your situation; establish liaison with that agent. And they will work to help you if we have properties coming available that are not yet on the market. We can put you on a waiting list and you'll be #1 for that particular home.
2:41 - LEARN ABOUT BUYING AT SOME POINT So you move into the house. You love the house, but then you start thinking: why am I paying rent when I could be owning a house? Ah-ha! We have that conversation if you decide maybe you'd like to convert from a renter to an owner.
