Homeowners - REALTORS® - Landscapers

Real Estate Agent with DFW FINE PROPERTIES 0506509

Homeowners, REALTORS®, and Landscapers have a lot in common. Homeowners who want to sell their properties find ways to persuade and make their homes look best. REALTORS® do their best to persuade sellers to list and sell their homes. Landscapers will explain what needs to be done to achieve professional landscaping success.

These steps will show you how to achieve success. First plan. Second improve what you have to offer. Third understand what needs to be maintained to achieve your goal. Fourth what is your responsibility?

Step One

Forget about the way you live and occupy your space. How will you make what you have to offer realistic, desirable, practical, reasonable, and cost effective? It all begins with proper planning.

Step Two

Whether you are the homeowner, the REALTOR®, or a Landscaper, the right mix makes the difference. How will perception change for the buyer and what do you do different? Potential buyers need proof.

Step Three

Taking into consideration, consideration has to be evaluated. How will the property be used? Buyers come in many different sizes, shapes, colors, and intentions. Some live meticulously. Others like messy. And for some, family members are pets.

Step Four

Maintenance is necessary. What factors come into play when trying to offer something to the public? Home insurance. Paying bills. Transportation and types of vehicles and tools including storage. Liability. Continuous maintenance and cost.

Whether you are a Homeowner, REALTOR®, or Landscaper, your home, business, and/or garden are a major investment and it is a reflection of who you are, where you live, and how you maintain what you own or willing to sell. To own a home or a business, takes pride and responsibilities to succeed. Best practices ultimately achieves.

Good morning Patricia Feager, MBA, CRS, GRI,MRP ,

On going maintenance to a home is so important. Some buyers don't understand the yearly items that need to be addressed with they purchase a home: changing filters, touch up caulking and painting, checking HVAC systems twice a year..the list goes on!

Dorie Dillard Austin TX - planning to maintain whether we think it needs it or not is a smart homeowner. Doing things by the seat of your pants is stressful and costly.

Homeowners, real estate agents, and landscapers have a lot in common.

Out here, colored gravel replaces sod as sod needs water.  Privacy is part of the landscape with entire parcels fenced to keep our open range cattle to have solar controlled vehicle entry gates.  Once we have our final gate installed, I will be adding metal art to the yard because plants take water.

Thank you for joining yesterday's zoom call. My sense is the key word is to plan and then maintain.

Hi Patricia,
I think one of the hardest things for homeowners getting ready to sell is to let go of what appeals to them and work toward what will appeal to potential buyers.  In the meantime, of course, overall maintenance is essential... or it WILL come back to haunt them when it's inspection time.

Having a good and reliable landscaper is definitely appreciated.  Even with my little yard, it can be a lot, haha.  Luckily I found a great guy that keeps my yard looking great.

As we speak we have one of the best landscapers we've ever had working on getting our yard back in shape after all the summer rain we've had (thankfully).  We took a chance on him and we're very glad we did.  He doesn't speak a lot of English so I'm glad I speak a little Spanish to fill in the gaps.  I am certain this guy has been doing landscaping for many years....and I'm very thankful for his excellent work.

Patricia when selling a property it is important to remember it is no longer about us, but about what would appeal to prospective Buyers.

Carol Williams - from my experience and the way I see it is, letting go is another form of necessary losses. Behind the closed doors are memories, love, arguing, tears of laughter, joy, and sadness. There always was opportunities to grow, succeed, fail, and recover in the sanctuary of your home. So many parents even marked their child's growth marks somewhere in the house. My point was to help them cope. During the selling process, put aside the way you live. Your style that suited your purpose more than likely will not transfer over to how the buyer will live. If you are determined to sell, what will ultimately make everyone happy? The Seller will best serve their personal needs by seeing the house as a product for sale through the eyes of the buyer. Our personal memories are not transferrable; nor are they attached to the house, but only in our minds.

Anna Banana Kruchten CRS, Phoenix Broker - it is very important for homeowners to recognize their strengths and weaknesses. When we are close to the problem, i.e., seeing mud after torrential rains for long periods of time, a professional Landscaper sees a vision and gets started on the project immediately. It's a win-win for both! The cost of mental stress when faced with a situation that hits close to home, is worth the price to pay someone trained, experienced, and enjoys doing it. Plus, they get the work done quicker with all the right tools and manpower too.
