The Direction a Home Faces Makes a Difference

Looking for a home where the snow melts off the driveway quickly?    Or, do you want a home where natural sunshine floods the living areas of the home?   

 


Which direction does the home face?

Purchasing a home with Southern exposure in areas that receive snowfall will make snow removal easier.    A home facing North will need immediate snow removal once the storm has ended, so you don’t have ice on the driveway for days.



Do you need natural sunshine in the living areas of the home?    Some buyers want the sunshine to be prevalent in the living room and kitchen areas.     

 



With a patio or deck facing North or East you will enjoy the shade for outdoor entertainment.   



With inventory limited, it is more difficult to find a good supply of these homes, but items to consider when purchasing a new home.

this is often overlooked but the orientation can be the difference between a bright and happy home and a dark and gloomy home

I've had buyers make this a priority on their wish list: they want the house facing in a certain direction.  Overall though it doesn't seem to be a MUST HAVE in the end.

Nick Vandekar, 610-203-4543 now that you bring up flowers, you are right, with homes facing north, the bulbs all come up later, and flowers are later!  Good point.

Jeff&Grace Safrin LOL, was thinking of doing that again, but last year it was DECEMBER, OH MY that broke a record.    We are still very warm here again this year.

Kathy, west or south here in Denver for your backyard could prohibit outdoor entertainment, unless you have awnings, or gazebos or something.

Hi Joan,

What an important post.  Few ever talk about this. I am so glad you posted this.  I have a friend and client who recently bought a new home.  She had to have the front door facing west.  That was first on the list.  It has to do with Fung Shei.  I found the perfect home for her, and she loves it. 

When I bought my own personal homes, the position of the home did matter. Many of my clients feel the same way.  I have never thought about posting this info.  KUDOS and great job!

We don't have driveways to worry about here- but natural light and window orientation is a very big deal here. Northern exposure gets light throughout the day- but it's not direct sunlight, while South and West exposures get the most amount of direct sun throughout the day.  This is all dependent on the layout of the building and surrounding buildings- i.e. a 2nd floor apartment with southern light in the rear of the building might not get great light if the building behind it on the next block is a highrise never allowing for direct sun to reach the apartment. Dark apartments with little or no natural direct sunlight can be deeply discounted. Also worth noting that monthlies can be much higher for apartments with great natural light vs apartments that are dark.

This is very important information! There are homes in my area that do not get sun in the winter. Because they're in a canyon, or there's a hill/mountain near them that blocks the winter sun, etc. It's not only important to decide where to / how to build a home, but to look for those issues when buying the land in the first place!

Depending on my client's culture, I have had some that had to have the house facing in a certain direction ... some had to do with good or bad luck, prosperity, and health.
