Should I buy 5+ acres of Kalispell land?

When you think about building your dream home in Kalispell Montana or any area of the Flathead Valley, what runs through your mind? Do you want to be secluded from your neighbors? Would you like room to roam? Do you want to make dog or hiking paths? Will you need room for a shop or two? What about a garden? Or a shed or toy garage? Do you want to chop your own firewood? You're not alone!

Many buyers considering purchasing land in the Northwest part of Montana have already thought through these questions. And the answer is different for everyone.

Some buyers would be happy with a tenth of an acre in a popular Kalispell development. Some might want to be right next to their neighbors in the center of town, close to everything.

And there are plenty of options for those buyers. But then there are those (possibly you?) dreaming of something else. If you want the following, you might wish to consider a Montana parcel with five or more acres...

Privacy: Do you dream of wandering out your door and the only thing you see are trees? No other houses, cars or people? Do you want to be in an area where you can do what you want, when you want, without worrying about the neighbors?

Noise: Does the idea of listening to nature, and not car horns, buses, yelling people or the neighbor's music, appeal to you? What about standing in the silence of the forest during a snowfall? Are you intrigued by a walk where all you can hear is the puff of your own breath? Or the songs of nearby birds?

Self-Sufficiency/Resources: Do you dream of self-sufficiency?

  • Should I buy 5+ acres of Kalispell land?photo of veggie gardenVegetable Gardening: While it is totally doable to have a small vegetable garden in town or on a balcony, do you want a southern facing spot with enough room to grow anything you want? Rows of tomatoes for canning, a place for potatoes, and lots of room for squash? Do you want to experiment with herbs and make sure you have space for onions, garlic, eggplant, corn and more?

  • Firewood: Have you dreamed of harvesting your own trees, getting out the chainsaw to split it up into manageable pieces, and then making your own firewood with your sharp ax? Followed by seasoning it for use in the following year?

  • Hunting: Are you a hunter? Perhaps you'd like to gather your gear, walk ten minutes to your own perfect hill overlooking a valley and watch the animals just walk into your line of sight?

  • Animals: Or perhaps you want to produce your own protein sources. Goats? Chickens? eggs?

Exploration: Do you want to be able to constantly find new things? Wow, look at that grove of aspens. Oh! That woodpecker made a big hole for its babies, but the squirrel found it and took over. Is that a mountain lion print? And that fox! Oh my, look at those edible huckleberries, mushrooms and dandelion weed. Do you need property so you can go cross-country skiing, snowshoeing, or otherwise explore?

Hiking: To take exploration a bit further, do you enjoy getting out and walking through nature? Would you like to throw on hiking shoes, grab your backpack, open the back door, and just go? What about the ability to build your own running or hiking trail on your own land?

Wildlife: Would you enjoy watching deer wander past your living room window on a regular basis? What about listening to the chatter of squirrels, chipmunks and birds? Or hearing the squawking of a soaring hawk? Seeing a coyote, bear, elk or other animal wander.. or run.. through your parcel?

Should I buy 5+ acres of Kalispell land? photo of horsesPets/Horses/Livestock: Do you need room for your dogs to explore and run? Do you dream of horses or perhaps raising some sort of livestock?

Toys: (errr.... I mean equipment..) Do you need space to store your side-by-side, ATV, tractor, 4-wheel drive trucks and the like? Do you want to be able to have room to store those items in a huge garage? And then to hop on them and just take off into your own wilderness?

Workshop: Do you want a place to work? Perhaps you are a boat builder, or furniture maker, or car mechanic. Would you enjoy having enough space to put a beautiful and fully-equipped shop? Heated by a wood stove with your own firewood?

If any of these speak to you, the answer to "Should I buy 5+ acres of land?" might be "YES!" I can help you find that perfect parcel! Call me at 406-270-3667 or email kat@thehousekat.com to get started.

I would love to have 5+ acres of land as long as I didn't have to put in the work to maintain it, haha.  I would definitely appreciate having privacy since there doesn't seem to be much of it these days.

I would buy the 5 acres and pay cash, expand as you are able. Paying monthly always leaves the possibility of you ending up with no home should life take a turn for the worse. Moreover you can keep ponies happy on 5 acres, you will need to find some hay, but as you already have them I would say that you probably already have that covered.

Oct 03, 2022 12:57 AM
Kat Palmiotti

I agree that paying cash is certainly one way to do it...  If someone were to build right away, they may wish to use a land/construction loan. Horses are definitely doable with 5+ acres, although some CCRs restrict the number allowed. Thanks for your comment john ceena .

Great question and even better answers, Kat! Even on barely an acre, I love the privacy, the wildlife, the space for gardening and in my case, the proximity to the big city. There's so much to love about living on acreage.

Excellent CTA! Have a wonderful weekend...
