The amount of new listings coming on the market remained near the same here in the Manchester NH area. The amount of homes going under contract also remained the same as last week. Those stats show us the market has remained steady which is good.
 
Interest rates are fluctuating and that means there are options for buyers. We can assist you to get pre qualified at no charge with a local and trusted loan officer. They can show you how much of a mortgage you can get. What sales price you should be shopping in and what the amount of money you may need for down payment and closing costs.
 
 
Many people do not realize that many sales are still "CASH". Most buyers selling their current home and taking those proceeds to buy a new homes. Interest rates do not affect these types of purchases.
 
One of the MOST ASKED QUESTIONS IS "What types of changes are we seeing with new offers?" Just a short couple of months ago an offer would have to be at or above asking price. That offer would have had to been free of inspection contingencies. NOW THOUGH, sellers are willing to take less. Sellers are willing to accept an offer with a home inspection. Sellers are even willing to accept home sale contingencies. The one BIG FACT is things can be different from one area to another. Be different depending on property condition. They can also be different in the most desired neighborhoods. I love being able to meet home sellers and go over what the trends are in their neighborhood.
 
You as a consumer have a choice and before rushing into hiring just anyone. You should know that not all agents are created the same. Experience matters more than ever as the market changes. Knowing what to expect next. Knowing how to approach these changes. Knowing how to better guide you as a buyer or seller through these changes matters and comes with experience. Hiring an experienced agent like me who can navigate the market changes with you should be a must. There are so many agents. SO many new agents and so many who have not ever experienced a market change in the last 10 years. Listing with a well experienced agent matters and it should matter in your choice of who you hire.

Yes, we are also seeing a change in the market, with more than 54% of homes having price reductions. Sellers are willing to consider offers and buyers have more time in some instances to consider and frame an offer that they will not regret.
