We are seeing more homes sell for under asking price now.  We are also seeing more buyers asking for credits for closing costs and getting them!  This is a huge change from earlier in the year were nearly every home had multiple offers and sold for over asking price.

The market is definitely changing!  It wasn't long ago that almost every home sold for over asking price and with multiple offers.  Rising interest rates are slowing things down.  Every time the interest rates go up a few more prospective buyers are taken out of the market.  Pricing your home correctly is more critical now than ever before!

Obviously somehow you can see how many offers there were for the pending properties, we cannot do that, but it is interesting to know. Yes, definitely buyers have a little more negotiation room than previously this year.

Hi Nick Vandekar, 610-203-4543 our MLS has a field for multiple offers and number of offers.  These have to be checked off in order to change the status to pending and/or closed.  I think it was a good addition to the MLS.
