Have you been wondering "What's my Patterson Ca home worth?"  The numbers below may give you an idea of what homes in Patterson Ca are selling for.  The sales figures for Patterson Ca for September 2022 are in.  The totals below are for single family homes sold in Patterson.

Patterson Ca is a small town located on the west side of Stanislaus County.  Patterson is a popular choice for many San Francisco Bay Area commuters.  It is located along the I-5 corridor offering easy access to the San Francisco Bay Area.  Patterson is west of Turlock and Modesto on the west side of the Central Valley. 

Patterson is also home to several large distribution centers including CVS, Grainger, Kohls, Restoration Hardware, Amazon and others. There are also two major shopping centers in Patterson.  One is anchored by a Save Mart Supermarket and the other by a Super Walmart.

The lowest price home sold in Paterson during September 2022 was $390,000.   

The highest price home sold in Patterson during September 2022 was $805,000.

The number of total sales for September 2022 was down nearly half from September 2021.  The median sale price was up significantly this month compared to last year. The number of days on the market for September 2021 was nearly double compared to September  2021.  

The number of offers received per listing in September 2022 was was the same as September 2021 and averaged just less than two per home. Out of the 15 sales in September 2022 only 6 of them received more than one offer. The average home sold right at asking price or just barely above this year. 

Only 4 of the 15 homes that sold in Patterson Ca in September 2022 sold for over asking price.  The days of homes selling in just a matter of days with multiple offers and over asking price seems to be behind us.

The number of homes listed is currently at 51. (Active). This is about the same as the number of homes on the market last month at this time. They range in prices from $327,000 for a 1056 sq. ft. 2 bedroom 1 bath home to $2,499,999 for a 3 bedroom 2 bath home on nearly 20 acres with almond trees and a cannabis nursery.  There are currently 40 homes under contract (Pending) in Patterson Ca. 

The Patterson real estate market is still a seller's market but change seems to be inevitable. There also seems to be fewer buyers based on the 1.9 offers per home.  This could be a combination of both higher prices and higher interest rates pricing out many buyers. We are starting to see some changes in the market and we could be heading for a buyer's market, but we are not quite there yet.
