The following data are taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable at the time this report was published, but are not guaranteed.
Only 6 Solana Beach homes sold in September, half the number sold last month. Here are the specifics:
Single Family Homes Sold
1 (down by 5); 8 Days on Market; the Sales Price was $4,350,000; the Sales Price was 95% of original asking price,
Condos, Townhomes and Duplexes Sold
5 (down by 1); 36 Average Days on Market; Average Sales Price $1,566,400 (up 57%); the Average sales price was 95% of original asking price
Overall sales volume for the Solana Beach housing market dropped substantially in September, with 1 fewer condo, townhome and duplex sale. Only 1 single family home sold, a significant drop from last month (6). The single family home sale was the most expensive sale. The average sales price for condos, townhomes and duplexes rose substantially compared to last month.
The single family home was only on the market for 8 days. Marketing time was shorter for condos, townhomes and duplexes than last month but averaged 36 days, however this was due to the fact that 1 outlier took 134 days to sell that raised the average. 5 of the 6 homes sold in less than 16 days, 1 in less than a week.
Almost all the buyers negotiated their sales prices down, but 1 condo buyer paid 104% of asking price.
Sales prices ranged from $1,175,000 to $4,350,000. The median sales price of the condos, townhomes and duplexes in September was $1,360,000 (up 50%).
At the end of September 2022 there were 31 homes for sale in Solana Beach, about the same as last month (32). Homes range in price from $619,000 to $13,995,000.
Solana Beach has an inventory of 3 months for condos, townhomes and duplexes (up from 2.6 months last month), and 3.8 months for single family homes (up from 3.2 months last month), based on the rate of sales over the last 3 months.
Solana Beach remains a strong seller’s market for condos, townhomes and duplexes, and for single family homes.
There were no Under Contract listings in September.
In September 14 new listings came on the Solana Beach real estate market, 3 fewer than last month. The number of homes going pending (excluding homes that sold in September) declined from 9 to 6.
