Five homes sold in Quellin during Quarter 3 - 2022, one fewer than in the same quarter one year ago and one fewer than in the Second Quarter 2022. Home prices increased year-over-year. We did see a shift in home sales in the Third Quarter 2022 with an increase in days on market and a lower list to sale price ratio compared with one year ago and one quarter ago. Nonetheless, homes in Quellin sold quickly and at over 100% of list to sale price.
QUELLIN HOME SALES SNAPSHOT: QUARTER 3 - 2022
Average days on market increased to 11 days from five days compared with the same quarter one year ago and increased from two days in the Second Quarter 2022. Median days on market increased to 12 days in Quarter 3 - 2022 from three days in the same quarter one year ago. Median days on market were 10 days higher than in Quarter 2 - 2022.
Home sellers received an average 101.5% of their asking price during the Third Quarter 2022. This compares to 105.8% in the same quarter one year ago and 104.9% in the Second Quarter 2022. Median list to sale ratio in the Third Quarter 2022 was 100% compared with 105.8% one year ago and 105.6% one quarter ago.
Median and average sale prices for Quellin homes increased in Quarter 2 - 2022 compared with 2021. Average sale price was $638,400 in Quarter 3 - 2022 compared with $615,350 in the same quarter one year ago. Median sale price was $640,000 in Quarter 3 - 2022 compared with $598,200 one year ago. During the Third Quarter 2022, Quellin home sale prices ranged from a low of $597,000 to a high of $700,000. Average and median home sale prices were lower in the current quarter than in the second quarter, some of this due to the price mix of homes sold in Quellin in each of these quarters.
