The Retreat at Rayfield saw the number of sales decrease by four homes to six homes in Quarter 3 - 2022 versus the same quarter in 2021. Compared with the Second Quarter 2022, The Retreat at Rayfield saw three fewer sales. Fewer new listings year-over-year and quarter-over-quarter contributed to the fewer sales. Home sale prices continued to increase dramatically year-over-year and quarter-over-quarter. The primary "shift" we saw in sales trends in The Retreat at Rayfield in the Third Quarter 2022 were more days on market and a lower list to sales price ration, which nonetheless was still at 100%.
Average days on market increased five days year-over-year and two days quarter-over-quarter. Median days on market in the Third Quarter were 12 days, increasing nine days from one year ago from the Second Quarter 2022.
The Retreat at Rayfield saw fewer new listings in Quarter 3 - 2022 with eight new homes on market. This was four fewer homes than in the same quarter one year ago and one fewer home than in the most recent quarter.
Both average and median home prices increased year-over-year. The average sale price in Quarter 3 - 2022, increased 31.75% to $723,317. On average, homes sold for $36,606 more in the Third Quarter than in the Second Quarter. Home sale prices ranged from $579,900-$850,000 in the Third Quarter 2022.
The median sale price in Quarter 3 - 2022, increased 40.09% to $760,000. Median home sale prices in the Third Quarter were $55,000 higher than in the Second Quarter.
The Retreat at Rayfield home sellers received 100.3% of asking price in final sale price, on average. Median list to sale price ratio was 100%. Quarter-over-quarter, the average list to sale price ratio was 3% lower, while the median list to sale price ratio was 4.4% lower.
At third quarter-end 2022, five homes were listed for sale in The Retreat at Rayfield and one home was under contract. Inventory remains tight in this neighborhood.

The Retreat at Rayfield was built by two of Greater Charlotte area's premier builders -- Lennar Homes and Taylor Morrison.
Lennar featured craftsman style homes with a variety of 2-5 bedroom floor-plans, including ranch homes and 2-story homes, homes with the master retreat on the main floor, optional basements. Homes ranged in size from about 2,000 square feet to over 5,500 square feet plus 2-car garages.
Taylor Morrison offered six floor-plans, also including ranch-style and 2-story homes, typically situated on at least one-third of an acre. Homes ranged in size from 3,000 square feet to 6,000 square feet with 2 or 3 car garages.
