The last time we had a low appraisal come in, we ordered a second one and it came in at value.  Both appraisers seemed to pick good comps, but each appraiser chose different comps.  It was surprising because the neighborhood was not all that big.

Great, well deserved featured post Rob!  Appraisals can be challenging.  I always teach my students best practices to gain value, but as they say, hearing that advice 5 times plus makes those skills a habit!
