The folks with good credit still have the option of a first and second lien while those with marginal credit have FHA financing thanks to our Federal government. Under the FHA plan you can apply a gift program to the 3% down requirement and the buyer is also allowed to have up to 6% of their closing costs paid by the Seller thus buyers can and should be able to move in for $0. Of course the kicker is to have a property that will appraise for enough and a Seller motivated enough to absorb the 9% worth of concessions.Should agents be aware and learn about these financing options we can move more homes all over America. The best gift program we found is one called Nehimiah which can be found on the web. I believe we have seen the bottom so start looking up Realtors there's good stuff coming. Buyers can go to to do a free online application to check into their ability to get a $0 move-in.

I think the problem is the reluctance to allow a buyer to purchase with zero down after all the people who abused it. My clients want to sell but don't want to tie up the home in contract if it falls through.
