Hello Endre - patience remains an ongoing theme in life.  I get "tested" often in this regard and have long ago given up the probability that my diagnosis will be anything beyond an "acute patient".   

Good morning, Endre... land sales were never quite my thing... part of it is that I don't have the patience. Part of it is that I'm a city girl and have little to no interest in land. I've always been so impressed by your specialty and success in land sales.

Such an honor to be chosen by Rocky Dickerson he must be really busy with big things since I haven't seen him in the Rain very often.

I look forward to seeing that video Endre, I have missed reading your posts, I think I must be out of sync with when you post and when i am on here. Glad things are going well it seems.

The insight you provide here certainly point to an interesting interview Endre! Talking buyers out of a property is one of the acquired Realtor skills that is not often talked about. It takes experience and understanding, and it shows that we put our clients' needs above our own. 

Hello Endre Barath, Jr., land sales are not for everyone. It takes a lot more work than some may realize and of course much knowledge. You certainly are a pro at what you do.

Endre Barath, Jr.  You are someone I admire greatly and Rocky made a wise decision to choose you.  I agree 100% with Carol Williams remark I was going to say almost the same thing. This is why agents get repeat business. You look out for them.

Great info.  I have always believed in telling clients how it is.  I think most people can read through the BS, so you won't find me spewing it!  I think that is your nature as well.  It makes you a trustworthy individual. To me, that is what is important.

Excellent stories and would make an interesting interview.  I understand how you don't want to do video though, I still struggle after being on MANY podcasts and teaching monthly.  I remember a while back, probably 2007, I was on a panel at my former office in front of about 150 agents.  The agent next to me, a good friend, started getting nervous. I leaned over and whispered to her, which went directly into the intended mic, "don't worry they're all in their underwear!"  Worked for her :) 

Endre I am looking forward to watching the Podcast once Rocky posts it.  That is if you did not break the camera ...... LOL

Endre Barath, Jr. - everything I learned about you thus far has taught me, you're not just an ordinary real estate agent, you're an extraordinary one who excels in the sales of land and everything you do, whether it's preparing a meal, planning a special dinner for Diane, sitting home relaxing with Holly and your cats, or writing a blog post. Selling land is not for the feint of heart; yet you sell with ease and are recognized as being a champion of sales in your area! I picture you a humble man, never greedy, just darn good at the things you do. Although we never met, I know I can count on you if I reach out to you, as others have, like Rocky Dickerson.  I imagine in person you are a picture larger than life and you enjoy being around AR friends you've come to know over the years on ActiveRain. You are a joy to know!

I love that you have a firm niche in land sales in the Los Angeles area! I also loved this;

"I paid cash for my Lexus RX350 because of that deal."

Your so right, land is a different animal most agents and buyers do not understand. I have also talked a number of Buyers who don't understand the cost involved out of purchasing a lot. My most unique sale was an island in the Potomac River. Great lesson on land sales. 

I bought an Hermes purse after one transaction as a treat to myself - but I haven't ever bought a car- I have paid off a few Lexus (Lexi?) with my commissions - lol - Endre - I loved reading this- Beware - that 240 number that pops up on your phone some time will be me.  All the best - Lise  

Hi Endre - I will be listening to that podcast when it is ready.  Your land deal require more patience that anywhere else.

I understand your comments about needing time patience, and money to do a land deal and I also understand the the time, patience and money are not needed in the transaction, except for money of course, but are needed in the development of the land after acquisition. 

Most people appreciate a straight-forward approach and your advice serves them well, Endre. Rewarding yourself after finishing up a sale feels good!
